It’s been a crazy September so far, and I wouldn’t have it any other way. Showings for rentals, helping people become homeowners, office hours, and office hours with my feline boss keeping me in check. This is exactly why I do what I do.

Hurricane season is here, and I want to make sure you’re prepared as a homeowner.

A few quick reminders:

-Review your homeowner’s insurance and know what your policy actually covers
-Take photos or video of your home and belongings now, before you need them
-Put together an emergency kit with essentials (water, meds, important documents, chargers)
-Investing in a generator is encouraged (also adds value to your home)
-Know your evacuation zone and have a plan for your family and pets
-If you’re under contract during Hurricane season, insurance should be your first priority
-If you’re a landlord, make sure your tenants know the plan too

Being prepared isn’t about panic, it’s about peace of mind. If you have questions about insurance, flood zones, or anything else home-related as we head into peak season, I’m always here to help.

Charleston’s real estate market has jumped back like the kids at school.

Homes here are selling for a median price of $639,000, up almost 4% from last year. That kind of steady growth says a lot about how much people still want to call this city home.
Buyers are still active too, with most homes getting around two offers, and properties are selling close to asking price at about 97.6%. Homes are taking a bit longer to sell than they were a year ago, closer to 65 days on average, which just means things have settled into a healthier pace instead of the frenzy we saw before.

Here’s what that means for you: this is a balanced market. Not overly competitive, not stagnant, just steady. Buyers have a little more breathing room to make smart decisions, and sellers who price their home right are still seeing strong results.
