One thing I’ve learned as a REALTOR? Buyers say the BEST things during the home search process. 😂🏡

Some of my personal favorites:

“We’re only looking…”
➡️ Ends up scheduling 5 showings by the weekend.

“We don’t need anything fancy.”
➡️ Sends me homes with pools, acreage, and chef kitchens. 🤣

“We’re staying under budget.”
➡️ “Okay but what if we just looked a liiiittle higher?” 👀💸

And honestly? I love every second of it. Because behind all the laughs are real families, real goals, and one big moment when they finally find HOME. ❤️🔑

March 2026

The market is shifting and the numbers tell the story:

• Median home price: $435,000 (+5.5%) 📈
• Average price: $649,467 (+18.6%) 💰
• Homes are taking about 52 days to sell (up from 48) ⏳
• Sellers are receiving about 96.9% of their list price 📉

What does that mean?

For sellers: 🏠
Prices are still strong, but homes aren’t flying off the market like before. Pricing right and presenting your home well matters more than ever.

For buyers: 🔑
You finally have some breathing room. With homes sitting a little longer and sales down 5.5%, there’s more opportunity to negotiate, especially with townhomes and condos, where inventory is up 50%+.

Bottom line: 📍
This market isn’t about rushing anymore, it’s about strategy.
