The standard response we get from our buyer clients when it comes to a sewer line inspection is, "The house is only X yrs old. I dont see the need for that service."
This is the line of a new construction home. Eek! šŸ˜¬
This part of the pipe (pic 1) was about where the sidewalk meets the street. It looks like the backfill came right through the pipe. All because the cap wasn't set in place.
The moral of the story is that the age of the home is irrelevant. The attention to detail during the construction process matters as well as the care the previous owners took.
Or you can make a gamble + roll the dice. We personally think the due diligence period is the optimal time to have this checked out.

Wondering what to expect from the home inspection process?
Here's how we do things at Wilson + Sons:
SCHEDULING: We like to remain as flexible as possible for our partnering agents. To make room for margin + keep the seller happy, we block out time frame until we've confirmation of the time that will work best to have the home accessible for a handful of hours, without inconveniencing the current homeowners.
AGREEMENTS: We're Millenials, so we do things digitally. As soon as the inspection is scheduled, the agreement is automatically sent to your inbox for digital signature + payment. We've a STRICT policy on privacy, so none of your information is ever shared. Our software co. holds to the same values.
THE CALL: The day prior to your home inspection, Andrew gives you a call to go over any questions or concerns about the home.
We like to default to your agents way of running things, so sometimes we will only speak directly with him or her.
THE RUNDOWN: Once the inspection is performed, you'll have the opportunity to review all the findings with Andrew + review the report together. This can either be done at the home together or virtually. Your inspection report is available right away for you + your agent to get down to business.

When buying a condo, espically a top floor unit, make sure the attic gets inspected. This particular unit had water stains on the ceiling during showings. However, a fresh coat of paint had any trace of damage concealed by the time the home inspection was set in to place.

Buyers, it's okay to ask for this + voice any other concerns you may have about the home. This is a major financial investment + you absolutely have the space to communicate concerns or questions for your inspector. He or she can then pay extra close attention to those items + help you find solutions, if any are needed.

āœŒšŸ¼Sarah Wilson here, I'm the co-owner of Wilson + Sons Inspection | Testing.

I'm the one doing all the social things on here + out and about in CLT.

I also work with our vendors + Realtors scheduling + making sure everyone is happy + taken good care of.

I LOVE what we do because it's OURS + my husband + I are building this thing together so serve our city well.

It allows us the freedom raise our family how we envisioned when it was just the 2 of us, + it positions me to meet some incredible people.

I say it all the time, working in such a saturated market of both Inspectors + Realtors gives us the luxury of being picky about who we work with. It's so exciting to work with people we enjoy the company of + believe it makes for a radically positive experience for our clients.

When I'm on here, I'm not trying to just work with you, I more likely find you interesting + enjoy learning more about you + this beautiful city we live in. A lot of you are killing it with the content + I seriously am getting a lot out of it, so thank you!
