In 2025, I took a big leap and joined Brittany Austin & Co with Coldwell Banker Mountain View — and last night’s awards ceremony reminded me exactly why that decision mattered so much.

If you’ve been wondering what’s really happening in our local market, here’s the quick breakdown:

We’re not in the frenzy we saw a few years ago… and honestly? That’s a good thing.

🔹 Home prices in our area have stayed steady with modest appreciation — we haven’t seen the wild spikes of bigger cities.
🔹 Inventory is improving, which means buyers have more options and a little breathing room.
🔹 Mortgage rates are hovering in the 6% range, bringing more serious buyers back into the market.

So what does that mean?

For buyers, you have more leverage than you did a year or two ago. Homes are sitting just a bit longer, which creates opportunity if you have the right strategy.

For sellers, well-priced homes are still moving. But pricing and presentation matter more than ever. The “list it high and hope” strategy doesn’t work in this market.

The big picture for 2026? Most projections show continued stability with moderate growth - not a crash, not a boom. A balanced, healthier market.

Here’s to 2026. The year of the horse.. Which is pretty on brand for me. 😉

Horses have taught me more about myself than anything else in my life. Years ago, I came across a phrase that has stayed with me ever since.

'Mizu no kokoro.' Mind like water.

When your mind is like water, your reactions are exactly what they should be. Throw a stone into still water and the response is never bigger or smaller than the stone itself. When the water is still, not only can you see your reflection clearly, but your horse can see you clearly as well.

Horses can hear a human heartbeat from several feet away. In a herd, they synchronize heartbeats to sense danger faster. They do this with us too. They feel our nerves before we say a word. They feel our confidence before we ask anything of them.

That’s why they teach us so much. Not about riding, but about presence.

I wouldn’t be where I am today without these animals.

So here’s to 2026. I hope everyone gets the chance to learn something from a horse this year. And if that opportunity shows up, take it. 🤍
