Here’s the deal: I want you to get the best price for your house! But listing too high (which zestimate tends to be) means it sits longer while you:
1. Panic clean for surprise showings.
2. Find rando places to hang out and walk around with the household during showings.
3. Listen to negative feedback that points out obvious things people could have seen just looking at pictures instead of making you leave your Netflix binge.
And THEN…you get an offer that is as high as you hoped for. You begin to pack, schedule moving trucks, find a place to live if you don’t already have one…
But the bad part is: it doesn’t appraise for that price so the buyer says “lower it to appraisal price or we walk away.”
When I suggested a lower price, it was to protect you from this. The appraiser looks at the same information I look at. I cannot assign a value to your home like they can, but I know how they think and what they look for.
Maybe in your head you think “let them walk, I’ll just put it back on the market.”
And then you have to undo all your plans to go through the first steps all over again. Putting it back on the market also makes potential buyers think something is wrong with the home and that’s why the deal didn’t go through.
