Let’s break it down. Instant offer companies provide a quick cash offer on your home, bypassing the traditional home-selling process. However, what you gain in speed, you might lose in other areas. Here are some points to ponder:

• Selling Price: Instant offer companies can make quick offers, but these may not match your home’s market value. In contrast, a real estate agent aims to secure the best possible price by effectively marketing your property and negotiating for you.

• Trust: Partnering with a real estate agent means having a professional advocate dedicated to your best interests. Instant offer companies offer a streamlined selling process, but they may not provide the same level of personalized guidance or advocacy.

• Expertise: A real estate agent gives personalized attention and utilizes their local market knowledge to help maximize your home’s value. Instant offer companies offer speed and convenience but may lack the in-depth local market knowledge.

So, which one is right for you? If you need to sell quickly due to a job relocation or other personal reasons, an instant offer company might be just the ticket. But if maximizing your return on investment is the goal, a real estate agent could prove more fruitful.

Overpriced home prices are so last year. Like every trend, though, you can easily find a handful still hanging out on the market — but only if you know what to look for. 

Let me show you how I spot inflated home prices for my buyers so that you can feel great about the house you’re getting and the price you’re paying. 

1) Get cozy with a Comparative Market Analysis (CMA). 

A CMA is THE best way to determine a house's fair market value. Put together by a knowledgeable agent, it’ll compare recent sales of similar properties nearby to paint a picture of what homes are currently selling for. Keyword here? Currently.

2) Check the time on the market.

A property that’s been sitting on the market for a while may indicate an inflated price. Well-priced ones attract interest — and sell — quickly. (FYI: the average days on market in July 2023 was 29 in Charlotte, NC.) 

3) Appraisal vs. listing price. 

You’ll be well into the buying process before the appraisal comes back, but it’s critical in confirming a property's value. If the appraisal comes in lower than the listed price, it's a serious red flag.

4) It’s what’s on the inside that counts.

Does the home boast a shiny, new kitchen, or is it stuck in the 90s? Interior and exterior upgrades can add or subtract from a home’s value. If things don’t add up, it’s time to ask some questions. 

5) There’s no crying in pricing (or, at least, there shouldn't be). 

Sometimes, sellers get attached to their homes, leading to “emotional pricing” - pricing based on data AND sentimental value. Have compassion, but negotiate with your CMA in hand to avoid paying more than you should.

Is buying a house with cash ALWAYS the best move?

While it may seem like a no-brainer, some buyers who could pay cash are still opting for loans. Here are my thoughts as to why:

1) Opportunity Cost
By choosing a loan, you free up cash for other opportunities that may pop up, like home repairs and upgrades, big purchases like a car or second home, or even diversifying your investment portfolio. Cash on hand keeps your options open.

2) Tax Perks
Loans come with tax advantages, like deducting mortgage interest or property tax payments. By taking advantage of these benefits, you will maximize your financial situation and enjoy all the benefits of homeownership.

3) Cash Flow
Opting for a loan allows you to maintain a healthy cash flow. With increased liquidity, you're better equipped to handle unforeseen financial challenges that may come your way. It's all about finding the right balance between short-term needs and long-term financial stability.

4) Return on Investment
If you have the chance to invest your cash in ventures that offer higher returns than your loan's interest rate, leveraging the loan can be a wise move.

Seeking financial stability? Maybe it's time to explore the untapped potential of long-term rentals and pave your way to a prosperous future.

With nearly 35% of households in the U.S. renting their homes, there's a strong demand for rental properties - and that's great news for homeowners like you!

Armed with this insight, here’s what I tell aspiring landlords as they start out on their long-term rental journey:

• Location, location, location. If purchasing, choose a neighborhood with high rental demand and desirable amenities to wow quality tenants. Think about proximity to schools, parks, public transportation, and popular attractions. If you’re renting a home you own, a high-demand location will help you raise the rent.
