There is so much new construction popping up all around. But before you enter your information on a website or go into an office, there are a few things you should know.

🔑 If you go into a new construction office without an agent YOU'VE hired, you're not being represented. The agents you meet in the office represent the builder.

🔑 Most builders will pay a certain percentage of commission to your agent. Depending on how much your agent is charging for representation, this may be the full amount. However, if you enter your information on a builder's site or go into a builder's office without an agent, they may not be paid, leaving you responsible for payment.

🔑 Builders usually have preferred lenders that may offer certain benefits, such as paid closing costs. However, this doesn't mean that it's the best fit long-term. So be sure to do your due diligence.

🔑 I never try to say something does or doesn't happen 100% of the time, but typically, builders don't negotiate. The price you see is the price you pay. However, there are ways you may be able to score a deal.
