Good afternoon! Posting on behalf of Bobby one of the best lender, Wishing you a happy Thursday.

The housing market is stuck.

⁃ Sales at a 14-year low.
⁃ Mortgage rates close to 7 percent.
⁃ Home prices about 50 percent higher than five years ago.
⁃ Share of first time buyers at an all time low.
⁃ Consumers pausing until after the election.

Still the average listed home gets over two offers, inventory is increasing, cash buyers and investors are still there, average days on market is still under 30 days nationwide and the luxury market over $1M is increasing.

A lot of folks are wondering when we might see mortgage rates drop to a more comfortable level. Some experts think we might have to wait until between 2026 and 2029 for that to happen.

It’s been a month since the prime rate got a little cut, and history shows that mortgage rates tend to hit their lowest point somewhere between 21 to 65 months after the first cut in the prime rate.

So, there could be a bit of a wait ahead. It’s definitely a rollercoaster in the housing market.

According to Mortgage News Daily, the NATIONAL AVERAGE rates are UP (local rates are often lower).

6.92 conventional 30 yr
6.38 conventional 15 yr
6.78 conventional 7/6 arm
6.95 jumbo 30 year
6.38 FHA 30 yr
6.40 VA 30 yr
8.00 Prime Rate (base rate for home equity lines and home equity loans)

Non-QM Rates, like bank statement loans and no doc investors loans, are about 1-2 percent higher.

Posting Bobby Ward message: Good afternoon, First of all, let’s pause and pray for those impacted by the severe weather the past few weeks. Many people are struggling and the least we can do is say a quick prayer. 🙏

Offsetting data this morning is giving the market a sigh of relief. The Consumer Price Index was HIGHER than expected. Shelter costs were up .2%. Food costs up .4%. Not what we wanted to see.

However, jobless claims jumped 33,000. A surprise to the upside. This number is closely watched as the FED does not want to see unemployment get out of hand.

As a result, the market chops along.

Today, expect national average rates to be around:

6.67% conventional 30 yr
6.20% conventional 15 yr
6.18% FHA
6.18% VA
