When interest rates rise, the buying power is less. This is called the 10X theory. This theory simply states that every 1% interest rates move, the result is 10% in buying power.

Here is an example: A 200k house at 4% interest rate now rises to 5%. The result would be 20k less or 10% less the buyer now has purchasing power. So the borrower now can only afford a 180k home with roughly the same estimated payments as the home he could have afforded at a 4% interest rate.

I thought this was a very interesting read today and am curious as to what you all believe will happen in the future because of the shortage? Do housing prices keep rising at a lower rate or are we in a bubble?

I personally think that housing rate will have to fall and we are not able to sustain the 11-17% increase but I believe we are starting to stabilize and will start seeing a normalized 3-5% in the next year.

If you are considering buying or even refinancing now is the time! Get locked-in on an amazing rate as a new buyer, or if you already own a home it might be time to refinance. I have seen people save over $500 dollars a month on their mortgage payments and dropped their rate over 1.5%!
