UPDATE: Mandatory Fire Inspections

Issues have been resolved on the 3rd and 4th floors. If you live on those floors and have signed up for an inspection Saturday, the appointment is cancelled.

Issues for 1st and 2nd floors have not be resolved and a mandatory inspection IS REQUIRED FOR ALL UNITS. If you have not yet signed up for an inspection THIS SATURDAY 4/18, do so immediately.

These inspections are required by the Fire Marshal and there are no exceptions.

Reminder: Every resident in our building MUST sign up for a mandatory fire system inspection for either Wed. 4/15 or Sat. 4/18. The emails from CAMS have a link to sign up.

There are no exceptions -- 100% participation is required by the Charlotte Fire Department.

ATTENTION ALL VILLAGE OF SOUTHEND RESIDENTS:

The Fire Marshal instructs that we must do a MANDATORY inspection of fire alarms in each unit in our building to isolate the source of a fault in our fire protection system, and until we are in full compliance, a fire watch patrol will be engaged at an un-budgeted cost to the COA.

All owners must sign up via the link in the CAMS email sent today, Friday 4/10/26 for an brief inspection. Time slots are spread over two different days and full participation is required.

If you rent your unit from a landlord, establish contact with them immediately to set this up.

RESIDENTS:

CAMS and the Board have received several reports of a dog off leash in the hallways and charging at other residents and their pets. This behavior poses a safety risk and is not permitted under our governing documents.

According to the Village of Southend Declaration, Section 7.8 states that no pet is allowed on the Common Elements unless it is carried or leashed by someone capable of controlling it, and all pets must be managed so they do not create a nuisance or disturbance. Hallways are Common Elements, and pets must remain leashed and under full control at all times.

If you observe an unleashed dog or unsafe pet behavior, you are encouraged to report it to Charlotte Mecklenburg Animal Care & Control at (704) 336 7600, located at 8315 Byrum Dr, Charlotte, NC 28217. Please also notify CAMS with details such as the time, location, a description of the dog and its owner, and the unit number in which they live if you know it.

RESIDENTS:

This is a reminder CRS Safety Solutions will be onsite today. Beginning around 9–10 AM, they will troubleshoot an issue with the fire alarm circuit serving the 1st and 3rd floors.

During this work, the fire alarm may sound briefly (about 15 seconds) at intermittent times.

Technicians may also need to enter certain units. Once we receive the unit list, we will notify those residents directly.

Thank you for your cooperation as we work to ensure the building’s fire safety system operates properly.

Resident reminders for this weekend’s winter storm:

Ice/snow pretreatment was ordered ahead of this storm but stores throughout the region are sold out of ice melt and the board doesn’t have any on hand. Expect sidewalks to be slippery until the weather breaks. Be careful.

If you park inside the garage, be sure your vehicle is taking up only one space so that more residents can park inside.

Our janitorial service does not return until Monday, so please do your best to shake snow off of your shoes before walking inside.

Residents:

Fire panel testing will occur today starting after 9:00 AM. During this process, horns will sound periodically throughout the day as we work to isolate and repair any issues on the panel.

Please note:

Horns may continue briefly until all troubles are cleared.
We will most likely require access to specific units (TBD) to complete necessary repairs.

Carpets are being cleaned and deodorized throughout the building today.

Please read from CAMS:

This pet-related issue is impacting the cleanliness of our shared spaces. We’ve seen a rise in pet-related accidents, which are creating persistent odors and requiring more frequent—and costly—cleaning than budgeted.

Here’s what we need from all pet owners:

• If your pet has an accident in a common area, please clean it immediately or report it to management right away so we can arrange for spot cleaning before the stain sets.

• If you witness an accident, please report it with as much detail as possible, including the unit number or pet owner involved, so we can charge back cleaning costs to the responsible party.

• If you rent your unit to a tenant with a pet, it is your responsibility to ensure they understand the importance of reporting and addressing accidents promptly.

We all share the responsibility of keeping our building clean and welcoming. Your cooperation helps us maintain a pleasant environment and avoid unnecessary expenses.

As part of the scheduled fire alarm panel testing, a horn/strobe test will be conducted within the next hour. You should be able to hear the alarm and see the strobe lights during this test.

Another short term rental has been reported to the management company.

Reminder: Short term rentals (less than one month) are prohibited by the governing documents. If you're renting your unit to a tenant, be sure THEY are not, in turn, listing it on AirBnB or similar apps.

Remember that YOU as the owner are obligated to be sure your tenants are following all the rules of the governing documents or you will be subject to mandatory fines.
