Here’s the breakdown:
-Househack (buyer will live in one side and rent the other of this duplex)
-value add opportunity (one side of this property needs work, and that’s a good thing! By fixing the property up, the buyer can refinance, access some tax free money and be recharged to do it all over again)

The one good thing about being bad at social media is deals that closed back in May already have before/after photos, and are fully functioning AirBnBs.
This is a 4br2ba house in the heart of Charlotte, where I represented the buyer as his agent.
We negotiated the sellers down $24k. The buyer took possession, and began work immediately to open the floor plan, and fully renovate the place. Now the buyer is refinancing to capture some of his investment back, and is enjoying the cash flow of his AirBnB! Check it out below:

Wanted to share what I've been up to the past year, and properly explain why you've been seeing a lot more of me these days!

Moved to NC a year ago, became a licensed RE broker but have been studying RE investing for YEARSSSSSSS. Excited to hit the ground running in 2022 with goals to:

- sell 10 homes as a broker
- complete 2 personal deals
- acquire 1 more buy and hold property
- help others along the way!!

House Hacking is a real estate investing strategy that involves renting out portions of your primary residence to generate income that is used to offset the cost of living.

People are usually shocked when I mention that I rent my spare bedrooms to strangers 🤷‍♂️. For me the benefits outweigh the cost.

PROS: Offset some or even all of your living expenses through the income generated, and purchase rental property with low money down. Save that money to buy more real estate!!

CONS: Shared living space (sometimes)

CHALLENGE: Take a look at this house hack and ask yourself if you could offset some, or even all of your living expenses without exceeding your personal boundaries. I said that I rent my house out to strangers. Truth is I vetted the crap out of over 200 inquiries, ran background checks, and these strangers have become my friends/roommates. If you don't want roommates consider other ways to segregate your living space, and drive income.
