When I handle post-winter inspections in the Carolinas, I focus on what changed over the colder months.

I start with a full exterior check—looking for gaps, entry points, and areas where sealing has broken down.

Then I move into the attic and crawlspace to check insulation, ventilation, and any signs of activity.

Most of the time, the solution comes down to sealing entry points, correcting insulation issues, and making sure airflow is working properly again.

Catching these things early is what keeps small problems from turning into larger ones.

Before calling anyone, there are a few things I usually suggest homeowners in the Carolinas check after winter.

First, walk around the outside of your home and look closely at small gaps, especially near vents, rooflines, and where pipes or wires come through.

Second, take a quick look in the attic if you can. If insulation looks uneven or pushed around, that’s usually a sign something has been active.

Third, pay attention to new smells—especially musty ones that don’t go away.

Also, notice if certain rooms feel warmer or cooler than others, since that can point to airflow or insulation issues.

These steps won’t fix everything, but they help catch problems early before they grow.

May is when I start getting more calls across the Carolinas about issues that showed up after winter.

Most of the time, it’s not something obvious right away. It starts with a smell in the attic, uneven temperatures in a few rooms, or light sounds that weren’t there before.

In a lot of homes, I find small gaps that opened up over winter or were never sealed properly to begin with. That creates easy entry points for rodents and also affects insulation and airflow.

On top of that, winter moisture can sit in the attic longer than people realize, which adds to the problem.

These issues usually build quietly over a few months and show up once the weather changes.

When I inspect homes after move-in here in the Carolinas, I’m focused on how the house is actually performing—not just how it looks.

I check exterior sealing, attic spaces, insulation coverage, and airflow between rooms.

I also look for early signs of pest entry or areas where something could become a problem later.

Most of the time, it’s not about major repairs.

It’s about finding small issues early and correcting them before they turn into something bigger.

That’s usually what matters most after the build is done.

After you move into a home in the Carolinas, there are a few simple things I always suggest keeping an eye on.

Walk the outside of the home and look for small gaps, especially where pipes or wires come in.

Check attic areas once in a while for insulation that looks disturbed.

Pay attention to rooms that feel warmer or colder than others.

Listen for new sounds, especially at night, that weren’t there before.

These aren’t big problems at first.

They usually show up slowly, and catching them early makes things easier.

After a home is finished and people move in, that’s usually when I start getting calls here in the Carolinas.

Not because something major failed—but because small things start showing up.
It’s usually uneven temperatures, small gaps around the exterior, or signs that something got into the attic.

These are the kinds of issues that don’t show up during a final walkthrough.

I see a lot of homes where small construction details—like sealing, insulation, or airflow—were missed at the end of the build.

On their own, they don’t seem like much.

But over time, they turn into comfort issues, higher energy bills, or even pest entry.

I recently walked through a home dealing with exactly this after move-in and broke it down in my latest journal.

When I perform a pre-drywall inspection, I take my time.

This is the one opportunity I have to see everything behind the walls before it disappears.

I check framing connections, plumbing routes, electrical placement, HVAC rough-ins, and insulation coverage.

I’m not looking for perfection — I’m looking for things that could create problems down the road.

In the Carolinas, I’ve seen small corrections at this stage prevent major repairs later.
