Thinking about selling your home off-market? This might surprise you.

New data shows that North Carolina homeowners left an estimated $406 million on the table in 2025 by selling their homes off-market; through private deals, pocket listings, or for-sale-by-owner transactions.

That breaks down to about $51,000 per home, on average.

The reason is simple: less exposure = fewer buyers = lower offers.

Homes listed on the MLS sold for over 13% more than comparable off-market properties across 16 NC counties. In some areas and price points, the difference was even more dramatic ... up to 30% or more, especially for lower-priced homes and growing markets.

The appeal of off-market sales is understandable:
- Fewer showings
- More privacy
- A quieter process
But the data makes one thing clear: convenience often comes at a cost.

My perspective as your real estate specialist:
There’s no one-size-fits-all approach to selling. In rare cases, a private sale can make sense. But for most homeowners, especially in today’s more rate-sensitive and competitive market, maximizing exposure is still the strongest strategy for maximizing price.

Selling your home is one of the largest financial decisions you’ll ever make. You deserve more than gut feelings or marketing promises. You deserve real, local data and a strategy that protects your bottom line.

Before you decide how to sell, make sure you understand what limiting exposure could actually cost you.
