I wish kindergarten us could see us now!!

Over 20 years of knowing and to be able to guide him through buying his first home— it all just feels so full circle 🥹

I know I talk about the pros of new construction all the time, but I’ve had this conversation so many times in the past week, I think it deserves to live here too. Here are 4 reasons why buying a new construction home is a no-brainer:

1. You know that new car smell? Try the new home smell. You are the first person to ever live in the home and EVERYTHING. IS. BRAND. NEW.

2. Warranties galooooreeee. Most all new construction homes come with varying warranties that cover anywhere from cosmetic defects to structural issues. That means if an issue were to arise, generally all you’d have to do is make a call.

3. This is probably my favorite one because you are building equity just by living in your home: in new construction developments, the price increases with every phase of the build. Which means the earlier you get in, the more appreciation potential you have (seriously, I’ve had clients walk in with $20k in equity just from when they signed the contract to when they signed the closing documents 🤯).

4. Most builders + their lenders offer REAAAALLLLLY good incentives that allow you to take advantage of upgrades in the home or savings on closing costs/buying down your rate. This can come in super handy in a market where rates are a little bit higher.

Real estate is about the long game. Your first home may not be in the location of your dreams or be the size, style, age, etc. of the home you want to grow old in and each home is generally a stepping stone to the next.

If you’re looking to enter the market, start where it makes sense for you NOW. Real estate values have, overall, risen for decades. And the past is generally the best indicator of the future.

If you want to end up in your dream home down the road, start small(er) NOW, build equity in your home, and upsize when you are ready (or build a rental portfolio!)

This is why your first home is called a STARTER home - it gets you started on the path towards your dream home.

Wanna know what a prepared home buyer looks like?

It’s — (Seriously, her spreadsheets should be sold on Etsy).

After a long trip around the country staying in multiple cities, Leslie finally landed on Charlotte to call her new home. She called me through a recommendation from friends after she wasn’t gelling with an agent she found online, and we went through her needs and wants list, got her pre-approved, and hit the ground running seeing houses. We ended up finding the perfect home in close proximity to the city with tons of land to for her to garden and let her pups run 🐶

Here’s the deal: Buying a home is nothing like it looks like on TV. There are things you need to pay attention to and things you need to ignore. When you know which is which, you’ll end up with a home you love and no regrets or surprises.

Pay attention to:
- Location, neighborhood, and distance from your work, schools, etc.
- Your budget + cost of improvements
- Your non-negotiables list
- Condition of major systems like HVAC and roof (Average roof replacement cost for a 2,000 sq. ft. home is $7,211 in 2023)

Ignore things like:
- Seller’s style and decor
- Clutter and disorganization
- Poor landscaping or j***y yard
- Rooms used for odd purposes

99% of borrowers have a mortgage rate lower than 6% and of those, 28% locked in rates at or below 3% and 72% locked in rates at or below 4%.

This so-called “lock-in effect” is putting pressure on both sides of the market, as there aren’t as many sellers looking to move and buy at a higher rate, which in turn means there’s not as much inventory hitting the market.

As markets shift, buyers shift, which in turn causes sellers to shift. Let’s break it down:

In 2021/early 2022, buyers were lining up (literally) to get into a home. Multiple offers were driving already high prices even higher and people were waiving any contingency they could. Buyers justified this because even at the higher prices, they could see that over the life of the loan the low interest rate offset the higher purchase price.

As interest rates started to creep up over the last 12 months, buyer demand lowered. This not only put the active buyers in the position to negotiate on list price, but even better, they could negotiate terms that favor their situation (like buying down the rate to reduce their monthly payment).

Now, our inventory levels are extremely low and the houses that are coming on the market that are cute and ready to go are seeing buyers line up around the corner, while others that are not show-ready or priced correctly are sitting. This inventory crash won’t start to get better until rates come down… which is also going to bring more buyers back into the market 🤪 see the problem?
