Maybe it feels like this in Charlotte...

Rates drop a little… prices jump.
Rates go up… more competition disappears, but payments still feel high.
You finally feel ready to buy and suddenly it feels like the market moved again before you could catch up.

I get it. A lot of buyers in Charlotte feel exhausted trying to “time it perfectly.”

The truth is, the buyers who actually make progress stop chasing the perfect rate and start focusing on the bigger picture.

A few things that are helping buyers right now:

• Ask for seller concessions instead of waiting for rates to magically fall: A lot of sellers are helping buy rates down or covering closing costs again.

• Shop monthly payment, not just purchase price: Sometimes a slightly less expensive home in a higher-tax area costs more monthly than a higher-priced home elsewhere.

• Stop assuming every listing is a bidding war: Some homes are still moving fast. Others are sitting for weeks with price drops and negotiating room.

The market is changing neighborhood by neighborhood right now. The buyers winning are the ones paying attention instead of waiting for headlines to tell them it’s “safe” again.

If I'm being honest, a lot of homeowners still want to price and prepare to sell their homes like it’s 2021.

But the Charlotte market has shifted, and the numbers don't lie.

As of April 2026, inventory is up nearly 18% year over year in Charlotte, and homes are taking about 24% longer to sell than they were this time last year.

At the same time, closed sales are actually DOWN over 8% year to date.

That means buyers have even more choices now.

And when buyers have more choices, they get pickier.

They compare condition.
They compare updates.
They compare lots and neighborhoods.
They compare layout, location, finishes, natural light, backyard size, school zones, and commute times.

Basically...everything.

The homes that still sell quickly and for strong numbers? They’re the ones positioned correctly from day one (OR in neighborhoods where homes are in demand no matter what the market does).

Right now, I’m advising sellers to focus less on “testing the market” and more on:
• strategic pricing
• presentation
• repairs buyers notice immediately
• staging and marketing
• understanding what buyers in THEIR exact neighborhood are responding to

Because buyers are STILL buying in Charlotte every single day.

If you’re thinking about selling, this is the conversation that should happen BEFORE your home ever hits the market…not after it’s sitting.

A lot of sellers in Charlotte don’t get this upfront, and it’s usually why things feel confusing once the listing goes live.

Here’s what should be clearly explained from day one:

👉🏼 Pricing is a strategy, not a guess.
You shouldn’t just be given a number you like. You should understand exactly how your home compares to what buyers are choosing right now, what price range creates the most activity, and what happens if you go above it.

👉🏼 The first two weeks matter more than anything.
That initial window is when your home gets the most attention. If it’s not positioned correctly—price, presentation, or both—you can miss your strongest buyers and spend the rest of the time trying to regain momentum.

👉🏼 Feedback is data, not opinion.
Showings, lack of offers, comments from buyers… it all tells a story. You should know how to interpret that early so you can adjust quickly instead of waiting and hoping.

If you’re sitting in a home with a low interest rate, I completely understand the hesitation to move.

You know you need to move (or want to move), but DON'T want to give that up or have your monthly payment jump.

And you definitely don’t want to feel like you’re moving backwards financially.

That’s exactly how a lot of homeowners are thinking right now. But what I’m seeing with move-up buyers in Charlotte is this: they’re not just accepting higher rates, they’re structuring the deal so it works for them.

Here’s how:

👉🏼 They’re using their equity to control the payment, not just the price.
👉🏼 Instead of rolling everything into the next home, they’re being strategic—using some equity to buy down the rate or keep the monthly payment in a range that still feels comfortable.
👉🏼 They’re negotiating more on the buy side.
👉🏼 With more inventory and homes sitting a lot longer, buyers are getting seller concessions (closing costs, rate buydowns, even repairs). That’s money they don’t have to bring out of pocket.
👉🏼 They’re leveraging builder incentives. New construction is a big opportunity right now. Builders are offering rate buydowns, credits, and upgrades that can offset higher rates in a meaningful way (sometimes more than a price reduction would).

A lot of sellers think:
“My home is beautiful… it should sell fast.”

But in today’s market, nice really isn’t enough.

There are plenty of beautiful homes sitting on the market 60-90 days+, and sellers are left scratching their heads.

Here’s what is probably happening:

• You’re priced for last year’s market: Buyers are more selective right now—overpricing = being ignored

• You’re helping buyers compare, not compete: With more inventory, buyers have options… and they’re choosing the best value, not just a nice home

• You’re not positioned to stand out: Photos, marketing, and strategy matter more than ever. “Nice” doesn’t create urgency

Right now in markets like Charlotte, homes are taking longer to sell (~63 days on market)
That means buyers have time to wait, compare, and negotiate.

Homes that sell fast today are the ones that are priced + positioned strategically.

Many of the homes for sale in the CHAPEL COVE neighborhood are just sitting right now, anywhere from 19 to even 68 days! They're all in similar price ranges and a similar buyer pool, but sellers are waiting, second-guessing, and lowering their asking price.

On the flip side, the home I just listed went under contract in just 12 days. That’s about 80% faster than the city of Charlotte average of 61 days.

Before listing, we paid attention to what buyers were skipping, where other listings were losing momentum, and ensure this one was positioned right from the start. Pricing, presentation, and timing all lined up so we weren’t chasing the market later.

As we work towards closing, I'm really happy for my sellers that they didn’t have to go through weeks of uncertainty and lose money in the end.
