I just posted a short video breaking down what the Q1 numbers are showing for single-family homes in Ballantyne, the 28277 area.

The big takeaway?

More inventory does not automatically mean prices are coming down.

In the MLS data I pulled, prices were still up year-over-year, but the market is moving differently. Buyers have more choices, homes are taking longer to sell, and seller contributions are showing up more often.

That matters whether you are buying, selling, or just trying to understand what is happening in South Charlotte.

I was driving through Ballantyne recently and kept thinking, this area really does feel different than it did a few years ago.

It is not just office buildings, lunch meetings, and traffic anymore. There is more energy now.

The Bowl has become a place where people actually gather. The Amp is bringing concerts and events to South Charlotte. New restaurants are opening. Wegmans is on the way. The I-485 express lanes are changing the commute conversation. And with more housing, walking paths, and places to go, Ballantyne is starting to feel less like a corporate park and more like a true lifestyle area.

That matters in real estate.

Not because every home suddenly jumps in value overnight. It does not work that way.

But buyers do pay attention to how an area feels. They think about where they will get coffee, meet friends, go to dinner, get to work, take a walk, and spend their weekends.

That is why I think Ballantyne Reimagined is worth watching if you own a home nearby or are thinking about buying in South Charlotte.

The question is not just, “Are values going up?”

The better question is, “Does this area fit the way people want to live now?”
