☀️ Summer 2026 Charlotte Housing Market Update 🏡
Thinking about making a move this summer? The latest numbers from the Canopy MLS report are officially in, and the Queen City market is showing some very interesting shifts! 📊
Here is what you need to know about the current landscape:
📈 Prices Are Holding Steady: The median sales price for the region is up 1.2% year-over-year, settling at a solid $410,000.
🔑 A Massive Inventory Boost: We are currently seeing a 3.6-month supply of homes on the market. This is the highest inventory level we've seen since before the pandemic, meaning buyers finally have some room to breathe and plenty of options to choose from!
🤝 More Room to Negotiate: Sellers are receiving an average of 96.3% of their original list price. If you're a buyer, you have notably more leverage than you did at this time last spring.
📍 Where is everyone looking? Showings are blazing hot right now in Matthews (averaging 6.5 showings per listing), followed closely by Waxhaw (5.2), Fort Mill (5.0), and Kannapolis (5.0).
Whether you want to take advantage of the increased inventory to find your next home, or you want to see how your neighborhood's value stacks up this summer, drop a comment or send me a DM! Let's chat about your real estate goals. 📲
