Do you know the difference between a pre-qualification letter and a pre-approval letter from a lender/bank?
👍If not, it’s pretty simple.
‼️A loan officer can give a buyer a quick estimate off what they MAY be able to borrow considering everything they self-reported and stated and is later verified to be true. It’s a guesstimate 🤣
🌟A pre-approval letter is when the buyer provides to the loan officer actual documentation to back up these claims (like paystubs, W-2’s, bank statements, info for loan officer to pull credit and verify credit score, tax returns, ID and so forth)
🚨Huge difference when only the pre-qualification letter is attached to an offer🚨
✅Another helpful tidbit is you can always request your listing agent to be at your home to open the door and advise and observe while your home is being shown.
I, personally, prefer this.
🏠Having precious items in your home should always be secured, but it adds another level of protection if your listing agent is present while the buyer’s agent is showing your home. The listing agent, of course, doesn’t have to be in the buyer’s agent’s hair or the buyer’s hair, for that matter, but just in the distance to assist, observe and answer any questions.
🔑So before you hand over your house keys, make sure your agent is knowledgeable and has your best interests at heart. ❤️
