Know the difference✨

911 vs. 311: Know the Difference during a Storm 📞

Dial 911 for emergencies that need immediate police, fire or medical help — like a fire, downed power lines or serious injury. If a tree or part of a tree has fallen and is obstructing or completely blocking the road, call 911 immediately.

Use 311 for non-emergency city services. If a tree or part of a tree has fallen outside the roadway and onto the shoulder, sidewalk or public right-of-way, call 311 or use the CLT+ mobile app to report.

After the Storm: Before starting cleanup on your property, look for dangerous hanging limbs, downed utility lines, broken limbs and other failures. Also, block off damaged trees with caution tape, rope and/or traffic cones. Watch out for scammers showing up at your house claiming to be tree specialists. Do your homework, check references and make sure the business is legitimate.

Here’s what I do before I write a single word of an offer.

I call the listing agent.
Every. Single. Time.

Most agents open the MLS, look at the price, plug in numbers, submit… and hope.

That’s not strategy. That’s guessing. And guessing loses deals.

That 5-minute phone call gives me things the MLS never will:

• What the seller actually cares about.
Yes, sometimes it’s price. But often it’s timeline, rent-back, certainty, or knowing their home is going to the right buyer. You don’t know unless you ask.

• Real insight on price flexibility.
Not always, but many listing agents will hint at what makes an offer competitive. That information changes everything.

• Whether we’re competing—or not.
Multiple offers coming? Or quiet interest? That determines how aggressive (or strategic) we need to be.

• Why past offers failed.
Inspection issues? Financing problems? Cold feet? If something already killed a deal, I address it before it kills ours.

• The terms that actually matter.
Fast close. Longer close. Smooth transaction. Certainty over chaos. This is where deals are won.
That one call lets me write an offer designed to be accepted, not just submitted.

While other agents are guessing, I’m negotiating with real information.
