🔹Where are the “real men⁉️”

🔹A whole lot of current problems are created by men with fake confidence and tiny self esteem.

🔹This is the man who doesn’t take care of himself, who objectifies women, who bullies others, who will turn his back on honesty in a second to gain a dollar.

🔹This is the man who has success in one area (like wealth or career) and believes that gives him a pass to do and say whatever.

🔹All this man’s insecurities are redirected with fake self assurance and a desire to control. This man has no foundational substance and is toxic to himself and everyone around him.

🔹This problem snowballs into other self conscious men buying the fake confidence of one and you have the insecure reinforcing the insecure. People tend to be followers. Weak character is perpetuated and normalized.

🔹This man needs real men to show him the mirror and to provide direction.

🔹A real man is rooted in ethics, honesty and self love.

🔹A real man works on himself inside and out building deep self confidence through continuous improvement.

🔹A real man is so sure of himself, the only way he treats others is with respect, understanding and a helping hand. He has nothing to fear.

🔹A real man directs his power and confidence into building and empowering everyone.

🔹A real man embraces diversity and is not threatened by alternative viewpoints.

🔹Most importantly, real men cannot hold back or hesitate for a second when they see fake men acting inappropriately or unethically. Our action must be loud and swift. We must be the example, the voice and the governor.

🔹Silence is not an option. Silence is truly complicity.

Many of our first-time home buyers are surprised at how far the dollar goes today when purchasing a home.

Taking into consideration a conventional loan at today's rates, the payment on a $350,000 home, to include Mecklenburg County taxes and insurance, will be approximately the same as a $1,500 monthly rent payment. Not to mention, the opportunity to build equity, get a tax deduction and capture appreciation.

Buyer's Week: THE OFFER AND BEYOND

Part 3 of 3: This week we are focusing on our buyer clients and steps to take to ensure a smooth transaction process, from the property search to closing.

Step Three: The Offer and Beyond
The allure of Charlotte is expanding nationwide daily. As such, current market conditions heavily favor Sellers. We encourage our clients to consider this when making an offer on a home.

-Do not count on rounds of negotiation. Factor in your agent's opinion and submit your best offer to start.
-Understand price is not the only factor. How important are Due Diligence and Earnest Money to the seller? How important is a quick-close or is there the possibility of a lease-back scenario?
-We do not recommend, but are you willing to waive the inspection or will your lender waive the appraisal?
-Can you, are you willing to submit a cash offer?

Structuring your offer is by far the most important part of the home buying process right now, and the stage where experienced agents really start to separate themselves.

Additional items to keep in-mind: some inspectors are currently operating with a two-week lead time which could exhaust part or all of your due-diligence period. Also, how long have you been searching? Do you need to provide updated financial detail to your lender? In quick close scenarios, when offer to close spans less than 30 days, having an experienced realtor and team behind you matters!

Step Two: The Search
Often the most exciting and yet the most challenging part about residential real estate is the actual search for your property. We encourage our clients to consider the following items, regardless of use, investment property or primary residence.

-Top 3 must have items (Schools, Highway Access, Established Neighborhood, Walkability, etc.).
-Visit no more than 5-6 properties in a close time frame.
-Remain flexible; yes, the irony is not lost given item #1.
-Communicate with your agent; be clear about what you like and dislike about each home.

Step One: Pre-Approval
Understanding your purchasing power is the first step in finding either your primary residence or an investment property. All of our clients this year have been surprised by the impact of record low interest rates on their purchasing power.

Take the following steps to ensure a clear understanding of your financial picture. Have these either ready or in-mind as you start to talk with lenders.

-Your last two paystubs.
-Download or PDF your last two bank statements.
-Talk to a minimum of three lenders, not all are created equal.
-The lowest rate may not be your best option, understand what fees are involved.

Step Two: Depersonalize and Repairs
As buyers tour the property, you want to create an environment that allows them to visually place their possessions in the home and imagine it being theirs. This can be accomplished in two steps: depersonalize and repair.

Take the following steps to depersonalize your home:
-Remove personal photos and collections
-Clear countertops and bookshelves of clutter
-Hide children's toys and pet accessories if possible
-Organize closet and pantry spaces

Take the following steps to make impactful repairs, do not give potential buyers any reason to think about significant work they will need to complete:
-Repaint any bold colors with light neutral colors
-Fix dripping faucets and showers
-Fill in any missing grout
-Repair any torn window screens
-Repair any chipped tile
