Charlotte isn’t just growing, it’s evolving.

The Pearl is one of the most ambitious projects the city has ever taken on. What used to be underutilized land in Midtown is turning into a hub for medicine, research, and innovation anchored by Wake Forest’s new medical school.

But this isn’t just about healthcare. Developments like this change how people live in a city. More jobs, more daily activity, and more reasons for people to stay nearby all translate to stronger demand for housing in surrounding neighborhoods.

This is the kind of project that quietly reshapes an entire area over time.

Save this post to follow along with Charlotte’s growth, and reach out if you want to talk about what this means for specific neighborhoods or opportunities nearby.

More homes hitting the market → more choices for buyers… but also more hesitation.

We’re seeing a shift in Charlotte right now. Inventory is building again, and with that comes a different kind of buyer behavior. People aren’t rushing like they were a couple years ago—they’re taking their time, asking more questions, and walking away when something doesn’t add up.

That’s showing up in the data too. Contract cancellations just hit their highest level on record.

At the same time, spring is starting to wake things up. Activity is picking back up across the city, especially in walkable areas like South End, Dilworth, and Plaza where demand tends to move first.

The takeaway:
Well-priced, well-prepared homes are still moving quickly. Everything else… not so much.

If you’re buying or selling this spring, strategy matters more than ever.

Reach out if you want to talk through what this looks like for your situation.

Just listed in Dilworth.

2005 Scott Ave is one of those locations that really speaks for itself. Walk to spots like 300 East, Kid Cashew, Foxcroft Wine, Ed’s, and Backyard Brew, with Freedom Park and the Little Sugar Creek Greenway just minutes away.

The home itself checks a lot of boxes for the neighborhood too. Solid brick, a two-car garage, and a deep, private lot, which are all getting harder to find in this area.
