So here are some tips for buying a home!

Save Up For a Down Payment — Getting a home loan will require a decent chunk of money as a down payment. The bigger the down payment, the less the monthly mortgage payments.

Calculate Monthly Mortgage Payment — It’s important to know how much the mortgage payment is going to be before making a commitment. Finding out is super easy! Just Google search for “Mortgage calculator”, enter the info, and estimate the monthly payment.

Check Credit — Getting a loan on a home will require at least decent credit.

Coordinate The Home Sale — Homebuyers will also need to sell their current home. It’s a good idea to coordinate this with a real estate agent to make sure that everything closes around the same time. Start Early & Start Small — The more you procrastinate, the harder it’s going to be. You’re going to have to sell a lot of stuff, take a lot of trash to the dump, and do some packing. The sooner you get started, the better.
Sell Items On Craigslist & Facebook Marketplace — You can list your stuff for sale for free on Craigslist and Facebook Marketplace. You can also hold a few yard sales if you want. But don’t neglect the online platforms. If the price is right, things can sell pretty quickly. Make sure to get rid of any duplicate items you have and also sell items that belong to a room you won’t have in the new house (an office, for instance).
Avoid The ‘Maybe’ Pile — When figuring out what to keep, try to avoid the ‘Maybe’ pile. Force yourself to say ‘Yes’ or ‘No’ to each item and that will move things along much faster and stop you from second-guessing yourself.
Ask, “Does This Still Bring Me Joy?” — A neat little trick for figuring out whether you want to keep something is to ask this question. Does the item still bring you joy? If it doesn’t, you should
probably just get rid of it. You could also ask, “If I were buying this item new, how much would I be willing to pay for it?” If you wouldn’t be willing to pay for it, then that’s an indication it should go in the bye-bye pile.

Dealing with termites? 😬

It’s a homeowner’s nightmare... ESPECIALLY if you’ve been thinking of selling your home.

Unfortunately, you can’t sell your home the traditional way if it has termite damage (not until the termites are killed and the damage is completely fixed).

Suspicious that tenants are smoking in your property?

Obviously, that can be a big problem. Consistent smoke inside your property will cause damage to the walls, carpet, furniture, and even some of the appliances. It’ll fog glass, leave residue on walls, and create a stubborn smell that’s difficult to get rid of.

Fortunately, all is not lost.

While smoke damage causes serious problems — and the longer it goes on, the worse it gets — there are solutions.

Here’s what we recommend…

Double-Check Your Lease Agreement — Check to see whether your lease agreement specifies that the tenant is not allowed to smoke in the property. If it does, then it’ll be a lot easier to move forward with reprimanding your tenants or working to evict them. But before you do that, just speak with them.

Talk With Your Tenants — The best thing you can do is have an honest conversation with your tenants. Tell them that it’s obvious they’re smoking in the home because of the smell. And if your lease agreement forbids it, then mention that as well. Try to get them to understand where you’re coming from and you might be able to settle this problem civilly.

Consider Eviction — If your tenants lie or disregard your demands, then it’s time to consider evicting them. You can either serve the eviction notice to them yourself or have someone else do it for you.

Are your tenants disturbing the peace in the neighborhood?

That’s frustrating for a lot of different reasons.

First, it’s often indicative of a bigger problem in the home. There could be excessive substance use. Not to mention that those tenants might end up getting the police called on them.

And it’s also not good for your property — the more parties your tenants are throwing, the more that they’re shouting or playing loud music, the more stress that your property is taking.

As the landlord… what should you do?

Here’s what we recommend…

Investigate The Problem — The first thing you should do if you receive a noise complaint is to investigate the cause of the disruption. It might be something as simple as your tenants exercising at a weird time of day… or it might be something worse. You can’t know unless you speak with your tenants and try to find out what’s going on.

Speak With The Tenant — When you speak with your tenants, be honest with them about the noise complaint. Ideally, they’ll be honest with you about what might be causing it. But if they’re not being honest or they aren’t willing to cooperate, give them a few warnings and then move on to the next step.

Consider Eviction — If things don’t improve quickly, then it’s time to consider evicting the tenants. You’ll need to check your lease to see if there’s something in your lease that talks about disturbing the peace. If there isn’t, then you might consider contacting a local lawyer to better understand your options.

Are you struggling to get a hold of your tenants?

You call, you text, you email… but they don’t respond?

It can be really frustrating to deal with tenants that don’t communicate with you about important matters.

Try to Contact Your Tenant — if you haven’t already, then try to contact your tenant and give them a reasonable amount of time to respond. Call them and text them and then give it a few weeks to see if they reply.

Send a Letter — If you don’t get a response, then send a letter to the tenant and save yourself a copy of what you sent. If you have to evict your tenant or get into a legal battle, you’ll want to document this communication as much as possible.

Consider Eviction — If your tenant doesn’t reply to your letter after a few weeks, it’s time to consider eviction. You can evict the tenant yourself or hire a company to do it for you. The other option is to sell your property for cash.

Thinking of upgrading to a tankless water heater? 🌊

Well, you’re not alone! Those are very popular among homebuyers and homeowners right now.

While tankless water heaters are more expensive than a storage water heater or a heat pump, they are also more energy-efficient and can save you money down the road.

Not to mention that homebuyers like to see tankless water heaters in the properties they’re considering buying.

But is it worth it?

The main pros are lower energy bills, a smaller footprint on the environment, immediate hot water supply, remote control through “smart” apps, and longevity (tankless water heaters can last 20+ years!).

The cons are the initial price tag ($800 to $1,500 is pretty typical), installation cost (which registers at about $2,000), and how long it takes to pay you back (it takes 21 to 26 years to recoup your initial costs!).

How do you tell tenants that you’re going to sell your house?

This can be a difficult conversation to have… especially if you’re worried that your tenants will get upset or lash out after you tell them.

But we’ve worked with tons of different homeowners in Charlotte, NC and here are some helpful tactics for breaking the news to your tenants.

Be Open & Honest — Try to be as open and honest with your tenants as possible about what is going to happen. Will they have to move? Can they stay? When will they need to leave for showings? If your tenants are willing to cooperate, that will make everything a whole lot easier.

Get Clear About Their Lease — You’ll need to look at the lease your tenants have in order to figure out what’s going to happen to them. Do you want them to leave or are they allowed to stay? Be upfront with what is going to happen in this regard.

Ask For Their Cooperation — Be honest and simply ask for your tenant’s cooperation. If you’re reasonable and they’re reasonable, then it shouldn’t be that big of a deal and they should be more than happen to help you out.

Wondering what you need to fix up before selling your home?
Well, before you pick up the hammer, here are 5 renovations that RARELY give you a healthy return on your investment. Beware...
1. Plumbing Or HVAC — Buyers only really care about what they can see, so unnecessarily upgrading to PEX when you have functional plumbing or upgrading an HVAC unit that has been serviced and already works is probably going to cost you more money than it’s worth.
2. Bathrooms — According to Bankrate, most sellers who update their bathrooms only make back about half of what they spend. We’d recommend deep-cleaning instead and only replacing what absolutely must be replaced. It’s never a bad idea to recaulk and install a new shower curtain.
3. New Windows, Carpet, & Floors — Before you go replacing something, ask yourself, “Can I just clean it or polish it instead?” Usually, you can. Good thing, too. Because new floors usually cost more than they’re worth, new windows are silly unless your current windows are single pane or the seals have failed, and most buyers will put their own carpet in anyways.
4. Knocking Down Walls — You might reconsider knocking that wall down. It’s often less important to have a big living room or master bedroom and more important (for re-sale value, at least) to have multiple bedrooms.
5. Replacing a Bathtub With a Gorgeous Walk-In Shower — It’s extremely unlikely that this will make you money. Extravagant renovations rarely pay off (many buyers prefer functional and clean over extravagant). Plus, if any potential buyers have kids, then they probably would have preferred the bathtub, anyways.
Instead of spending time and money on the above renovations, try a fresh paint job, professional photos, a mowed lawn, and a sparkly clean interior — you’ll be shocked at what those things can do.
