Why do I spend my afternoons in empty houses? 🏡🔍
Market research! Touring vacant homes allows me to:
• See the inventory firsthand (beyond just the photos).
• Understand the “feel” of different floor plans.
• Advise my buyers and sellers with actual boots-on-the-ground knowledge...even if those boots got a little shaky when I looked up those stairs. Just a little story telling of my (completely irrational) fear of vacant second floors!

Why “Days on Market” is just a number. 🏡
One of the biggest concerns I hear from future sellers is: “What if my house just sits there?”
The truth is, the “weekend sell” was the exception, not the rule. Seeing homes average 52 days on the market is a return to a healthy rhythm. It gives us time to hear what buyers love (and what they don’t) and adjust accordingly.
When you’re ready to make your move, we focus on activity, feedback, and accuracy. No panic—just a solid plan.
Key Adjustments Made:
• Changed the Audience: Replaced “Is your home sitting?” with “Thinking of selling?” or “If you’re prepping to list.”
• Removed the “Price Drop” Language: Focused more on “Pricing Strategy” from the start to avoid sounding like you’re criticizing someone’s current active price.
• Focus on Planning: Positioned you as a consultant helping them prepare for a successful entry into the market.
