I am a little late on posting this, but congratulations to my buyers for closing on their semi-custom home in Albemarle yesterday! This was a unique experience, with my buyers moving down to NC from PA, and the majority of this custom build process took place through a lot of remote communication. The addition of a third garage bay really opened up this floorplan and allowed for a HUGE walk in closet and extended luxury bathroom in the primary suite. The wait was well worth it when my buyers finally got to see the finished product in person before closing. If you are interested in building a semi or fully custom home, I have the builder connections to make it happen. All you have to do is take the first step and reach out to me! Two closings in two days! Great way to kick off October. Congratulations to my buyers for closing on their new construction home in Charlotte! With a combination of falling interest rates and incredible builder incentives, they purchased this home with a 4.875% interest rate. If you're on the fence about buying a home and are hung up on current interest rates, there are always creative ways to reduce your interest rate. Congratulations to my buyers on their new home in Fort Mill! This one unexpectedly became one of the most challenging closings of my career so far, but we finally made it to the closing table today. Loan assumptions are awesome when you are able to assume a 2.875% interest rate like my buyers did here, but if you see that the mortgage is with Navy Federal and you can live with current interest rates, steer clear of the assumption option. What should have been a late JUNE closing pushed all the way into mid-September thanks to Navy Fed's loan assumption department. I will never work with Navy Fed again after their abysmal customer service, astounding lack of communication, lack of respect for an active service member and overall lack of professionalism. That's my PSA of the day. If you are considering making a move, I am never too busy to help!

Great way to kick off the weekend. Congrats to my buyers for securing this amazing new construction home! Not only are they getting a brand new home, the builder's in house lender was able to get them $15k in closing costs covered AND a 4.99% interest rate. Interest rates are coming down and builders are offering fantastic incentives right now to get those rates even lower. If you have been considering making a move, right now may be the time to do it before we see a rush of buyers entering the market.
