How do you start your mornings?

Do you wake up at the same time every day to hit the gym?
Or maybe you roll out of bed and crawl to the coffee maker?
Or maybe something in between?

For me, starting the day right is achieved by

1) Set an alarm (or three) to make sure I'm up and at 'em.
2) Drink a big glass of lemon water to hydrate and kickstart my metabolism.
3) Spend a few minutes stretching, meditating, or breathing deeply.
4) Make a to-do list for the day to stay organized and focused.
5) Tackle the day with a positive attitude and a big smile.:)

And today? This is my reminder to you AND to me to see each day as a gift and an opportunity to make life better for ourselves and others. Because it is so true — we’ll never get this one back. No regrets, ok?

Swipe for a few that may catch your eye this year:

1) Country club aesthetic: A style that wraps your rooms in the tranquility of whites, creams, and playful greens — just like the country club golf course.

2) Natural and luxe pairings: This trend is all about merging natural elements like plaster and stone with modern, sleek finishes like glass and straight lines.

3) Warm reds: Dusty pinks, deep burgundies, and earthy red undertones will give our homes a cozy, comfortable feel in 2024.

Raise your hand if the phrase "tax season" makes you sweat. Honestly, same. But I want to share some great news: As a homeowner, you've got some serious bennies come tax time. Don't miss 5 of my favorite deductions:

First up - Mortgage interest. The interest on your mortgage is tax-deductible. At least there’s one good thing about interest, right??

Second - Property taxes. Most homeowners are eligible to deduct the property taxes they pay on their homes.

Third - Don't forget those home office expenses. If you have a home office, you can deduct a portion of your home's expenses, like utilities and insurance.

Next up - Home improvements. Certain home improvements, like energy-efficient appliances or a new roof, may qualify for a tax credit.

Last - Moving for a new job? You can deduct some of your moving expenses, like hiring movers or renting a truck.

Where are all my Type-A friends? No shame, I'm right there with you.

If you live for the feeling of being organized, I've compiled my 5 best pieces of advice for staying orderly during your home search:

First up: Create a digital or physical folder for all of your important documents. This can include pre-approval letters, listings you're interested in, and any other important papers.

Number 2 - Keep track of your budget. Determine how much you can afford and stick to it – this will save you time, energy, and heartache in the long run. Trust me!

Third - Make a list of your must-haves and nice-to-haves. This will help you prioritize what's important to you in a home. Use a shareable document or list if you’re buying with a significant other so you stay on the same page

Next, Keep track of the homes you've seen. Create a spreadsheet or use a note-taking app to jot down the pros and cons of each home. This will come in handy when all the home features start to blur together

Last - This step is super important. Take lots of pictures! You'll want to remember the details of each home, so pictures will be key.

Implement these tips, and you'll be on your way to finding your perfect home. Happy hunting!
