📍 5 BIG Mistakes Danville Homeowners Make Before Listing Their Home…especially #5 👀 Don’t make these when it’s time to sell!

Thinking of selling your home in Danville, VA? Avoid these common pitfalls ⬇️

1️⃣ Overpricing the Home
Everyone wants top dollar — but pricing too high can scare off serious buyers and cause your home to sit on the market.

2️⃣ Skipping Pre-Listing Repairs
Small issues = big red flags. Buyers will notice that dripping faucet or cracked drywall.

3️⃣ Ignoring Curb Appeal
First impressions matter. Overgrown lawns and flaking paint? Not the vibe.

4️⃣ Using Cell Phone Pics for Listing Photos
Your iPhone isn’t doing your home justice. Professional photos = more clicks, faster offers.

5️⃣ NOT Calling Kelly & Rhiannon Sooner 😅
We get it — life’s busy. But we make the listing process simple, strategic, and even fun. Let us handle the heavy lifting (and the hard conversations).

🚨LISTED & UNDER CONTRACT IN 6 DAYS! 🚨

This seller reached out to us and was just so frustrated. He had just taken his home off the market after experiencing a few really frustrating situations and was burned out. After meeting with us in March, he was excited to start over but needed some time to recover from his last experience. After just 6 days on the market, we were able to secure him a contract that he was happy with, felt good in that the buyers were going to love the house as he has, and negotiated terms that have left him with a smile on his face.

Congratulations to our amazing clients on buyingg their first home! We originally partnered with them to help them find land to build on. After some crazy adventures with septic fields, easements that exist but nobody could find, special neighbors and more…we finally helped them into the house that just keeps giving.

With just weeks left in their lease we had to find them a home and close quickly. Enter Lucas and his team - pre-approval, we looked at about 12 homes, and they decided to take a chance on this one - it already had a contract on it! We were able go up against an already ratified contract and won!

Just so excited - one of the coolest houses for one of the coolest couples! We’re just so incredibly thankful that we were able to help find your dream home!!!
