Building new in Chattanooga or North Georgia? Brand-new does not mean defect-free.
A new home may have fresh paint and a warranty, but it was still built by people, across dozens of trades, on a real deadline. An independent licensed inspector works for you — not the builder. Depending on the home, your contract, and local rules, inspections may happen at major milestones: before concrete, before drywall covers the systems, and again near completion.
This isn't about attacking your builder. It's about catching issues while they're visible and usually easier to correct. Ask what inspections your contract allows, who schedules them, and how documented items get resolved.

Your home's been on the market, showings happen, and then… silence. Here's the feedback sellers never get to hear — what buyers actually say after showings, week after week: (1) "It's overpriced for what it is" — buyers have seen every house in your bracket. (2) Smell: pets, smoke, mustiness — some buyers walk right back out. (3) "It feels like a lot of work" — small deferred repairs read as one big warning sign. (4) Dark rooms and closed blinds. (5) They couldn't see past your stuff.

"I have to save every dollar of my down payment myself." If that belief has been running your timeline, here's a wider picture: depending on the loan program, down payment funds can sometimes come from gift money from family, certain down payment assistance programs, or other legitimate sources lenders recognize.
This isn't me saying you qualify for any of them — every program has its own rules and documentation requirements, and a licensed lender walks you through what actually applies. But there's more than one legitimate path to the closing table, and you have to know they exist before you can ask about them.

We already busted the 20% myth — today let's go one step further. There are loan programs designed specifically for buyers who don't have a massive amount saved up. I won't throw out a percentage and promise you'll qualify for it, because that depends on your loan program, your lender, and your situation — that's a licensed-lender conversation.
But the number in your head right now, the one that feels impossible? For a lot of buyers it's higher than what's actually required. Don't let an assumption you never verified keep you renting for years longer than necessary.

The cheapest lot on the market can become the most expensive place to build — because the price of the dirt is only the cover charge. A steep lot may need major grading and retaining walls. A beautiful rural tract may need a long driveway, a well, septic approval, and expensive utility runs.
None of that means the land is bad. It means the land needs due diligence before it becomes your problem: legal access, zoning, utilities, septic or sewer, soil, drainage, slope, setbacks, and site-prep cost — with your agent, builder, surveyor, and the right soil, septic, engineering, or legal professionals on the team early.

Your first showing isn't in person anymore — it's online, on a phone screen, at 10 p.m. And color is the first thing a photo communicates. Soft warm neutrals (warm whites, greige, light earthy tones) photograph bright, make rooms feel bigger, and give buyers a blank canvas. Bold accent walls, dark saturated colors in small rooms, and that dated builder-beige all work against you — buyers start pricing the repaint instead of falling in love.
A few hundred dollars of paint in the entry, kitchen, and main living areas is the best prep-dollar-to-impact ratio in this whole process.
