Last week was a win.

Not because something crazy happened (for once),
But because we quietly locked in four more properties

You can't make this stuff up... I thought I heard it all...
“I Get Paid on Friday, So Let’s Manifest This”

I post a fixer-upper.
Needs TLC… (And probably a tetanus shot.)

Buyer messages me instantly:
“I’m obsessed. This is my house. I feel it.”
I say, “Awesome! It’s owner finance, just need your down payment and we will get the agreement written up.”

They say:
“Okay soooo… I don’t have the money right now… but I get paid Friday. And I’ve been manifesting a house all week, so this is meant to be.”
I say...Manifesting is great.
But so is, you know… having the funds.

Then they add:
“If you could just hold it for me till the 13th… or the 20th… depending on how my cousin’s check hits.”
I confusingly say Oh. Okay. We’re manifesting with someone else’s payday. Got it!

Still called me “their realtor” in the group chat.

Never signed a thing, never paid the down payment.

You can’t cash a vision board, but dang it if people won’t try.

“Looks Can Be Deceiving… So Can Google Street View”

We scooped up a 4-bedroom property for $35,000, thinking it was in “pretty good shape.”
Narrator: It was not. 😅

Apparently, “pretty good shape” meant it came with busted doors, broken blinds, and countless empty vials of Narcan — so that was a fun surprise.

There were also enough abandoned items inside to start a thrift store... or a horror movie.

We shelled out $1,200 for a full clean-out, aired it out, and listed it as-is with some good ol' owner finance terms.

And yesterday?
✅ $1,500 down
✅ $875/month
✅ Locked in at $73,000

No paint. No flooring. Just a trash-out, a little trauma, and a lot of upside.

Lesson of the Day: Not every property is a gem on the inside, but numbers don’t care about vibes.

If the math works, move forward and light the sage later.

Another One Bites the Dust... and Moves In 🏡

Just filled another moderately priced house today!

Picked this one up for $30K and filled it for:
$2,500 down
$900/month
$92K total

Not bad for a property that came with more dust bunnies than outlets.
Moderately Priced Houses might not be glamorous, but it sure pays better than our old 9-to-5s.

Thanks to our team who are like our extended family for helping us find the tenant buyer.
