This past week I had the privilege of representing the buyer of 153 Bishops Forest Drive #153 in Waltham, one of the most established luxury townhome communities along Route 128.

While headlines often focus on rising prices and limited inventory, the reality is more nuanced. Markets are increasingly rewarding buyers who understand micro-market dynamics rather than broad market trends.

For this transaction, we secured the home:

• $28 per square foot (7%) below the average sale price for comparable homes within this segment of Bishops Forest.
• Approximately $135,000 below the average sale price for this segment.
• After just 4 days on market, when competition was still fresh.
• And moved from accepted offer to closing in just 17 days.

The difference between paying market price and outperforming the market rarely comes down to luck.
