If you are in the process of buying a property or already own one, you may have heard the term "certificate of title," and might be wondering what it is and how it differs from a title deed.

A certificate of title is a legal document that is issued by a state or municipality. It confirms the legal owner or owners of a property. The document serves as proof of an owner's right of ownership and usually refers to property or real estate.

The buyer becomes the new owner and the holder of the title once they have made their last payment to a creditor. After that, the buyer receives a title certificate in their name from a governing body.

Knowing your home’s value empowers you to make important decisions, not only about your home but about your life.

If you discover your home’s value has significantly increased, it might be time to reevaluate your homeowner's insurance policy. Your insurance coverage should match your home’s value; if the value has increased, your policy may lag behind. That could mean you’re not covered for the cost of its full value if something happens.
Your insurance company probably has policies in place for general inflation, but if you find your home has significantly increased in value, or you’ve added on or made updates, it’s time to reexamine your home insurance company.

If you follow my page, you already know that I am a Realtor, but there is more to my story! Here are a few fun facts about me:

-I have an undergraduate degree (Go Hawkeyes!) and graduate degree in Fine Arts and Arts Education. Creativity and expression through art, design and fashion are my passions in life. Utilizing my educational background, I was an Art teacher and Special Education teacher for over a decade.

-In addition to being a Realtor, I am also an artist who focuses on wheel thrown and handbuilt ceramics and abstract paintings....and boring my children to death teaching them drawing techniques.

-I am a huge Pug lover. No offense to my Dachshund, Phil...but Pugs really have my heart.

-Sweets are my Achilles' heel...I have no willpower against sugar.

-My favorite TV shows, movies and books are literally the most depressing and emotionally draining. Give me a sad story and I will be hooked! I love soaking up the depths of human emotion.

-I am a The B Method devotee! you are the absolute best!

-My favorite musicians are Phoebe Bridgers, Rilo Kiley, The Smiths and Alkaline Trio.

-Service to others and philanthropy are my main callings in life. They are why I was drawn to both education and real estate. Helping others achieve their dreams and goals is the joy of my life.
