One of the biggest surprises for sellers is how quickly showing requests can come in.

A buyer finishes touring a few homes nearby, their agent pulls up your listing, and suddenly they want to see it today.

The sellers who handle this best usually have one simple routine: they reset the house before they go to bed.

Moving into a house is exciting because it feels like the big decisions are finally behind you.

And then you live there for about two weeks.

Luxury homes are evolving and the priorities are getting a lot more intentional.

What I’m seeing right now in high-end homes isn’t just about bigger spaces or flashier finishes. It’s about homes that feel better to live in every day.

A few trends that keep showing up:

Open floor plans that still offer privacy: The goal is connection without feeling like you’re living in one giant room. Think open sightlines, but with smart transitions, pocket doors, or cozy spaces that give everyone a little breathing room.

Wellness-inspired spaces: Dedicated workout rooms, cold plunge tubs, home saunas, vertical garden walls and quiet corners for yoga or meditation are becoming standard features, not afterthoughts.
