Unless your parent, cousin, or friend is a licensed home inspector, you can’t use their observations or insights in lieu of a proper home inspection and report done by someone who is, even if they’re handy or a contractor. (On a related note: just because someone bought a house or two in their lifetime doesn’t make them qualified to give you advice either.)

Don’t insist on listing your house for a price based on the value from an online valuation site. They’re just blind guesses based on data and an algorithm. Rely on a local agent who knows the current market and has actually seen the inside of your house to advise you on an accurate list price.
