What will happen if interest rates fall to 6%?

Right now, there are more homes for sale than there have been in years.

A recent analysis showed that if the 30-year fixed-rate mortgage dropped to 6%, it would bring 550,000 more buyers to the market.

And?

Drive home sales up by 13%. (NAR)

A double-digit jump in home sales in a single year isn’t common, but it underlines how quickly the pool of qualified buyers can multiply.

What do buyers really want right now?

Even if you don’t plan on selling anytime soon, every homeowner thinks about the next buyer for their home.

And what buyers are looking for today looks different - even from a couple years ago.

According to Zillow, NAHB, and HomeLight - here are 10 things buyers value most right now:

1) Solar panels + a backup battery. Buyers want energy savings and backup during storms or outages.
2) A kitchen with a giant island. The island is now a multi-use hub: prep, host, dine, work, gather.
3) An ADU for flexibility. Separate living space for guests, income, or multigenerational needs.
4) A patio, porch, or backyard hang. Covered outdoor space is now a must.
5) A home office with real privacy. Buyers want dedicated rooms, not repurposed corners.
6) Spa vibes: sauna, wet room, soak. Wellness upgrades are in, especially near the primary suite.
7) Smart tech. Video doorbells, smart thermostats, and zoned HVAC are standard.
8 ) Vintage charm, not white-on-white. Natural tones and character are back in demand.
9) A layout made for entertaining. Defined zones beat open plans.
10) Finished basement or attic buyers can use. Not unfinished square feet.
