Most agents will tell you to declutter and price it right.
I'll tell you something more specific.

Metropolitan Place buyers are comparing your unit to the last 6 that closed. They know the floor plans. They know the views. They know which tier gets afternoon light and which doesn't.

If your unit is south-facing on a mid floor, you price it differently than northwest corner on the 10th floor. Same building. Different conversation.

Selling your downtown Chicago condo this spring? Here's one move most sellers don't make, but should.

Get a pre-listing home inspection. Before the buyer does.

A professional inspector will find the things you've stopped noticing: the outlet in the guest room that doesn't work, the bathroom faucet that drips, the worn carpet in a bedroom you haven't used in months.

You fix those things now for $50 or $200. Or the buyer's inspector finds them later and their agent asks for a $3,000 credit ten days before closing.

It's a few hundred dollars upfront. It protects thousands at the table.

I recommend this to almost every seller I work with across West Loop, River North, South Loop, Gold Coast, and Streeterville.

Not a single unit left.

West Loop? Gone. River North? Sold. Gold Coast? Wiped out.

Buyers are now offering to trade cars, pets, and homemade lasagna just to get an accepted contract.

Okay fine — it's April Fools' Day. 😂

But the inventory thing? Not entirely a joke.

You showed up to the Lincoln Park open house. So did 30 other people.

That's not an exaggeration. That's a Tuesday.

Single-family homes in Lincoln Park are one of the hardest gets in all of Chicago right now.

The neighborhood is built out.
Owners don't leave.
