Foreclosure filings on U.S. properties continued to climb in the first half of 2026, approaching levels not seen since 2019. More than 227,000 properties had filings during that period, a 21% increase from the same time last year. Florida led the nation with the highest rate at 0.27% of housing units, but other states saw even steeper year-over-year increases, including a 59% jump in Idaho. According to ATTOM CEO Rob Barber, this activity suggests a market that is gradually returning to more typical patterns.

Foreclosure filings rose 26% year over year in the first quarter of 2026, with 118,727 U.S. properties receiving filings, according to ATTOM. Foreclosure starts were up 20% and completed foreclosures jumped 45%. Indiana had the worst foreclosure rate at one in every 739 housing units, followed by South Carolina and Florida. Nationwide, one in every 1,211 housing units had a filing. "The continued rise suggests financial pressure may be building for some homeowners," said ATTOM CEO Rob Barber, though activity remains well below the crisis levels of 2007.

Mortgage rates jumped to 6.38% for the week ending March 26, the highest in more than six months and the biggest weekly increase in over a year, as the Iran war drives oil prices higher and raises inflation fears, according to Freddie Mac. Rates remain below the 6.65% average from the same period last year.
