Yesterday was a special day, not only did 2 transactions close, they were the closings of a friend of mine. Flash back nearly 6 years ago to when I was in real estate school and as an over-achiever, I quickly found myself befriending other type-A students. One of these students was Lauraine. Over the years we kept in touch via social media and ran into each other here and there. When she asked me to help sell her and her husband's condo in Lake View I was over the moon. I felt so honored that someone who already knew the ins and outs of real estate, and likely knows many real estate agents, trusted me to be her adviser and agent while simultaneously selling her condo and looking for their new home. I am proud to say that these were one of my career's smoothest home sale contingent transactions. I am so happy for the 2 of them on their next home journey and can't wait to have a drink while enjoying their new views!

This family came to me after working with another realtor that they were not feeling confident in to find them the right home in a competitive market with low inventory. After our first time speaking I used my resources to find them off-market inventory that they didn't previously have access to and in just one week and only 2 home tours we found them their perfect home!

Historically in Chicago inventory goes down this time of year and the market generally slows. While this is normal for a pre-covid market, today's inventory is experiencing remarkable low numbers. The important take-away - with rising interest rates, the amount of buyer competition has significantly dropped creating longer market times and ultimately lower prices for certain types of inventory.
If getting a good price is important to you as a buyer or investor, NOW is the time to pick up a deal. Waiting for the market to heat up or interest rates to go down will result in more competition, multiple offer situations, and higher home prices over all.
