With so much talk about how much money people have, it occurs to me that some folks might want to give at least some to their kids now -- while they can see how they handle it.

That's what today's Substack post is all about.

The headlines say inflation is cooling. Most Americans aren't buying it.

Here's what the data actually shows right now:

🛒 Groceries: The Chicago Sun-Times tracked 35 common items at Jewel-Osco for 13 months. The verdict? A cart that cost $263 in January 2025 now costs $285. What went up mostly didn't come down.

💼 Jobs: The market is "frozen." ADP reported just 6,500 jobs created last week. Unemployment hit 4.4% in September — the highest since 2021. Job seekers are competing against 250+ applicants for a single role.

🏠 Housing: Existing home sales dropped 8.4% in January, per NAR. NAR's chief economist is calling it "a new housing crisis." Americans are stuck.

😰 Financial stress: 88% of Americans entered 2026 feeling some form of financial stress, according to new NEFE data. 77% experienced a financial setback in 2025. Nearly 40% say they couldn't handle an unexpected $2,000 expense.

And consumer confidence? It just hit its lowest point since 2014 — lower than the depths of the pandemic.

The gap between what economists measure and what people actually feel has never been wider.

The question is: what do we do about it?

I wrote about all of this — including my own shrinkflation story with Fage yogurt at Costco — in this week's Love, Money + Real Estate newsletter. Link in comments.

The National Association of REALTORS® just released its 2025 Profile of Home Buyers and Sellers. The results are catastrophic for the real estate industry: The oldest and smallest first-time buyer cohort in history. The median age of a first-time buyer is now around 40!!

As Dr. Jessica Lautz, NAR deputy Chief Economist and President of Research explains: “Unfolding in the housing market is a tale of two cities,” Lautz explained. “We’re seeing buyers with significant housing equity making larger down payments and all-cash offers, while first-time buyers continue to struggle to enter the market.”

I cover that in the current edition of my glink.substack.com newsletter, an option on affordable housing, U.S. News & World Report's top 250 places to retire (also released today) and some data from Clever Real Estate on changing real estate preferences in world where the climate is shifting.

As a writer, I'm often asked about how to write a column. Or, how do I get my ideas for columns. Or, how do I get ideas for books, and so on.

About a year ago, a wonderful editor from Slate Magazine reached out and asked me if I'd like to write one of the thrice-weekly Pay Dirt columns.

Hell, yes. Here's a little peek behind the scenes. And, an invitation to subscribe to my Substack newsletter, where I'll be posting some of these Q&As for public consumption.

Enjoy!
