What does an agent make on a $500,000 sale? Example math: the listing fee has traditionally been 2 to 3 percent of the sale price. At 2.5 percent that's $12,500, paid out of your proceeds at closing. Every fee is negotiable. There's another option, a full-service flat fee: the agent does everything, market, price, list, negotiate, close, and the fee is a number instead of a percentage. Sell a $600,000 home, walk away with $150,000, and $15,000 of it goes to the listing fee.

Example math: the listing fee has traditionally been 2 to 3 percent of the sale price. 2.5 percent of $600,000 is $15,000, and it is paid out of your $150,000. That is 10 percent of your money. That number is your fee-to-equity ratio: your listing fee divided by your equity.

In March, the median Wicker Park single family home sold for $1,232,500. Under
contract in 5 days. At full asking price.

Buyers found it online. The market set the price. And at 2-3%, the seller
potentially handed over $30,000 for a week of market time.

When a home sells itself in 5 days, paying a percentage of $1.2 million
