Hi Top Tier TC here,

This is a message for all you VISIONARIES...

Pace Morby recently brainstormed a new way for us TC's to partner up with Subto members in a recent jam session and I'm curious to see who here would be interested!

I know how to:
-Generate leads tailored to your buy box
-Put them onto a scheduled calendar for you
-Keep your calendar organized
-Help with your follow-ups (put them back on your calendar)
-Help track your KPI's (how many appointments we've set, calls we have, offers you submit, deals we contract, what your costs are, etc).

How many of you would be interested in utilizing an organized person like myself to make your life easier?

How do I get paid...you ask?

I get paid a percentage when those deals get closed and I get to be your TC once you get it under contract!

Seller finance is my absolute favorite!! 🏘

My partner and I just bought this 6-unit multifamily using seller finance and I closed it in ONE DAY! 🙌
Once it’s fixed up, this property has the potential to bring in $4–6k in passive income every month. (excited is an understatement)

Since I’m a transaction coordinator, I was able to write my own contracts, get everything signed, and even record it with the clerk myself — yes, all in one day! While I always recommend using a title company, I did my own title search and saved over $1,000 (and a few weeks of nail-biting 😅) in the process.

This deal is especially exciting for me because I’m usually the one helping others close their creative deals but this time, I used that same knowledge to become an investor myself. 🙏

I’m so grateful for this community for everything I’ve learned about creative finance. This is just the beginning, I’ll be forever gathering real estate the creative way! 💪

Don’t assume escrow understands what “Subto” means.
Or novation. Or seller finance.

I coordinate creative deals all the time and I still get emails like:
❓ “Wait… is the buyer assuming the loan?”
❓ “Who’s paying off the mortgage?”
❓ “Where’s the listing agreement?”

The truth is: creative investors are learning fast…
But most escrow officers aren’t.

I’ve been coordinating creative deals behind the scenes (Subto, wholesale, novations, flips) and the biggest thing I’ve noticed?

Most chaos comes from unclear roles, no closing timeline, and everyone assuming someone else is emailing escrow 😅

If you're in the middle of a deal and feeling overwhelmed, you're not alone.
