I’m not talking about the skyline, the food, or the winters.

You start noticing how many neighborhoods you still haven’t explored.

Every time you think you’ve “seen Chicago”, someone invites you to a street fest in a neighborhood you’ve never heard of.

You realize how insanely walkable it is.

Yes the CTA counts! Trains, buses, bike lanes… you can just hop on and go. Not having to drive everywhere is freeing.

Some days I’ll just start walking in a direction and figure it out as I go. Coffee here. Patio there. Making plans on the fly.

Depending where you came from, you realize you stop feeling the need to over-plan your life.

You notice people ask what neighborhood you live in before they ask what you do.

You realize Chicagoans are very prideful for this city. We can complain about it. You cannot. We defend and criticize it like a sibling.

If you moved in the winter, you experience your first real summer here and the entire city collectively decides to be happy at the same time (similar effect to the Bears finally being good again 😅).

Or even the random 50-60° day in February we just had. Suddenly patios are full and everyone’s outside.

The Lake starts to feel like the ocean🌊 you forget it’s technically a lake.

You realize those higher taxes everyone warned you about fund the parks, beaches, museums, festivals. So much of this city is free and accessible.

You feel that Midwest warmth but big city energy - a cleaner, calmer NYC vibe.

You realize your favorite artist will probably tour through here. 🎶

You stop caring what people think. You live your life. You find your spots and people.

Six months in, it doesn’t just feel like a place you moved to... you’re now one of us defending it to anyone who talks bad about it 🫣

Low inventory + rising demand = you may have to get creative.

Chicago just had its first population increase in over a decade, and we’re already dealing with historically low inventory… especially in the winter months.

Low supply and high demand isn’t exactly a buyer’s dream market.

So sometimes the opportunity isn’t on the MLS.
Sometimes… it’s the place you’re already living in.

One important thing though 👇�This does NOT mean you don’t need an agent.

Yes, you know the quirks of the unit because you live there.�But you don’t necessarily know all the facts: comps, valuation, negotiation leverage, contract structure, timing strategy, inspection considerations, etc.

Having an agent help you plan your approach and back you up through the process is just as important here as it is in a traditional transaction.

And remember, our situation worked because our landlord told us they were selling.

Yours might not be actively looking for a buyer at all.

That’s why flexibility matters.

In the right situation, this can be a win-win… and a really creative way to access inventory that technically “isn’t for sale.”

Remember when many people thought mid-west cities were “over”?

Chicago never had that wild 2020–2022 coastal-style boom that cities like Miami, Austin, or Los Angeles had.

And because we didn’t skyrocket overnight, we also didn’t have a massive bubble to deflate 📊

We’ve been on a slower, healthier upward trend now. That gives Chicago room to grow while other markets correct.

Then there’s the obvious supply and demand. Chicago simply has fewer homes for sale relative to demand right now.

When interest rates jumped, a lot of homeowners locked into 2–3% mortgages decided, “I’m not moving.” That froze inventory.

Less supply + steady demand = pressure on prices.

On top of that, Chicago ranks among the lowest major cities for new condo construction. So buyers are competing over a limited pool of homes 📉🏢

Then there’s the return-to-office shift.

Companies are calling people back. And living in the city (especially in walkable neighborhoods with CTA access) just makes life easier.

Less commute stress, more opportunity🚆

Economically, Chicago is incredibly diversified.

Finance, healthcare, logistics, tech, manufacturing.

We’re not dependent on one industry. We’re consistently one of the country’s economic powerhouses. 💼

And of course… lifestyle sells.
🌊 We sit next to one of the largest freshwater lakes in the world
🌦️ We get all four seasons (yes some of us like it!!!)
✈️ Being centrally located means you can get to either coast in a few hours
🍽️ World-class food, culture, sports - all without coastal price tags.

So Chicago didn’t overheat (🥶pun intended🥁)

It stayed grounded - and now that balance is working in its favor.

We are truly in the part of winter that makes Chicago winters so brutal. If we’re being honest, the start of winter is a lie.

We had the holidays carrying us. Lights were up, bars were cozy, snow looked pretty.

The snow actually helps at first. It softens the city, makes everything feel quieter, and somehow the cold feels acceptable when it’s snowing instead of just dry, angry wind.

Then January shows up like, “Hey, remember where you live?”

That’s when Chicago winter really kicks in...

The straight week or two of sub-zero temps we just had a week or so ago.

Wind that hurts our face.

Days where the sun technically exists but you never actually see it. Silver lining... our skin will thank us as we age for not getting UV exposure year round! 😂

Just yesterday I was talking with some past clients (turned friends) about their first winter in Chicago which inspired this post. They said it has been a bit of a drag so I pointed to “that 3 hour window we had sun on Saturday” 😅

THIS is when that winter fatigue hits hard, and a few things happen all at once:

You realize the cold isn’t leaving anytime soon

Walking anywhere kinda feels like a chore instead of a fun adventure

Your heating bill might double

Everything feels gray, slushy, and louder

This stretch is the hardest part of winter here. Not December. Not the holidays. Not the cold itself. It’s when you are finally over it all... but spring is still a ways away 🫠

The good news?

Once we survive this stretch, we’ve won. After late January / early February, every slightly warmer day feels like a gift.

A random 35° day feels tropical.

My fiancé has made jokes the past few days on our way to the gym “we got another scorcher today” as it’s 27°🥲

Before we know it, Chicago does what it always does and rewards us with THE best summer in the country. Chicago winter is about pacing ourselves and knowing the mental dips are normal.

In the past month, I’ve helped several brave souls (that I met here on Instagram!) relocate from warmer temps to Chicago. So since I gave this heads up to others, I thought I’d share it here for any future brave souls I meet on here 🤗

A little cold weather and snow isn’t stopping us from walking around our beautiful city, and I think most Chicagoans would agree.

Being born and raised in the Chicagoland area, I don’t dread these cold winter months. I may be in the minority of people who actually look forward to it though 😅

Cozy season is upon us and nothing fills my heart more than bundling up and walking around looking at Christmas lights 🤩

These past years have actually been pretty tame compared to the winters we grew up with. So this recent snowfall made me very happy - we got up early, got a nice warm drink, and walked around for hours. If it’s going to be cold, at least give us some snow!! ❄️

This is all in good fun!😆 Back when I posted the original video I saw comments like these start rolling in and just laughed - I was secretly counting down the days until we got to break out our hats, mittens, and puffy jackets🧥

Cheers to the most snow Chicago has gotten in quite some time! 😍

Everyone focuses on the big-ticket stuff: roof, HVAC, foundation, etc. - but it’s the tiny things that decide whether you’ll actually love living there... or slowly lose your mind 😅

Here’s what you should be thinking about while house hunting:

🪟 Open every window, twice. Painted-shut or broken latches are an expensive surprise (and common in older Chicago homes). Be sure they open, lock, and seal.

🚿 Test water pressure in every faucet. Especially upstairs and during peak hours. That luxury primary suite means nothing if your shower feels like a polite mist.

🌬️ Check how many vents are in each room. A big bedroom with 1 vent can mean you’ll be cold in the winter and dying in the summer.

📅 Visit on a Friday or Saturday night. What feels peaceful on a Tuesday afternoon can sound like Wrigleyville at 1 AM come weekend.

🚗 Check garage space. A lot of older Chicago garages say “2-car”, and that’s literally it - can’t always expect to use it as storage as well.

🔌 Count outlets (and test them!!). Kitchens, bedrooms, basements. Sounds minute, but can really throw off your plans. And extension cords don’t count as decor once we’re out of college.

📱Check your cell service in every room, especially where you see yourself working from.

🚰 Picture yourself really living there - can two people stand in the kitchen? Can someone open the fridge while the other loads the dishwasher?

🚪Test the doors. Does it close right? Does it seal? Is it hard to lock? Doors can get expensive!

👋 Try to meet the neighbors, you’ll be stuck with them when you buy.

🧰 A general inspector can’t find everything. Mold, radon, sewer scope, or foundation issues may need specialists.

You’re not just buying a house, you’re buying your daily life.

If you’re new to the city or just looking to make the most of the cold months, here’s your reminder that winter here can actually be magical (if you lean into it).

I might be a little early here (sorry guys I know the song might prompt PTSD), but I’m seeing talk of snow next week 😳😍 (I like the cold sue me!!!)

🎄 Start with ZooLights at Lincoln Park Zoo it’s free on select nights, super walkable, and one of those “wow I actually live here” moments.

🧑‍🎄 Christkindlmarket downtown is peak holiday nostalgia. Get a mug of glühwein, some roasted nuts, and pretend you’re in Europe for an afternoon.

💡 The Magnificent Mile is completely lit up this time of year. Walking around downtown brings me so much joy during the holidays.

🏡 Take a walk through the single-family home neighborhoods (Roscoe Village, Lincoln Square, or Sauganash) and check out the light displays. Some of these homes go all in.

⛸️ Go ice skating at Maggie Daley Park, the skyline views never get old.

☕ Call me crazy, but a freezing cold lakefront walk with a hot coffee is peak!

🍜 Warm up with Hot Pot in Chinatown, or find your favorite comfort bowl. Maybe some ramen, pho, or matzo ball soup.

🃏 Bring a board game or deck of cards to a cozy neighborhood bar. Something special about posting up in a Chicago tavern with your friends in the winter.

🍸 As we get closer to December, holiday pop-ups take over Logan Square, Wicker Park, and Avondale. They’re kitschy in the best way possible.

Buyers today are built different 🧐 they’re scrolling through hundreds of listings before they even call an agent.

Some things might look “new,” but they’re already feeling dated and could quietly drag down your home’s appeal.

❌ Cool grays everywhere – Gray floors, cabinets, and walls? Over it. Warm woods and earthy tones make your home feel inviting instead of cold.
❌ All-white, zero-texture rooms – I love talking about texture! Layering the same color in different finishes (velvet, linen, woven rugs) brings a space to life without breaking up color flow.
❌ Open kitchen shelving – Cute on Pinterest, not IRL. Buyers want closed cabinets (especially two-tone). Even painting your island can make things pop. Your island and cabinets don’t have to match anymore!
❌ Faux finishes – Skip fake marble and wood. Authentic materials (even in small touches) make a huge difference.
❌ Farmhouse overload – A little rustic is timeless, but too much shiplap or barn door energy feels stale. Modern details feel fresher.

✨ Warm up your floors – If you’ve got the budget, new wood or LVP in warm tones = instant upgrade. Otherwise, refinishing or DIY paint can go a long way.
✨ Swap white for soft earth tones – Taupe, olive, greige, or a lime wash paint adds clean texture and depth.
✨ Lighting is EVERYTHING – Replace halogens with LED and swap outdated fixtures. It’s an overnight transformation and a big value boost.
✨ Hardware hacks – Matte black, brushed gold, or thrifted vintage k***s can totally refresh a space.
✨ Kitchen refreshes – Closed, two-tone cabinets or hidden appliance storage = less clutter, more function.
✨ Flex spaces – A finished porch, sunroom, or basement adds value and usable space.
