I see this happen more than people realize. A buyer comes in with the strongest number and still loses. And it’s not bad luck — it’s strategy.

Here’s what winning offers have in common:

✅The buyer is pre-approved with a local lender that the seller’s agent already knows and trusts. In a competitive situation, that matters more than most people realize.

✅The offer is clean. No unnecessary contingencies, no asks that make the seller nervous. Every extra line in a contract is a potential reason to say no.

✅The closing timeline works for the seller, not just the buyer. Sometimes they need to close fast. Sometimes they need 60 days. The winning buyer asks first and then delivers.

✅They don’t lowball and counter up. They come in with their best number and make it easy to say yes.

The highest offer wins when everything else is equal. But everything else is rarely equal.
