✨ First impressions are made in seconds, but they’re built in the prep no one sees. I help you focus on the things that actually matter.
✨ Market timing isn’t about predicting perfectly — it’s about reading the signals early and adjusting fast. I will help you stay on the market day by day to adjust the plan if we have to.

Congrats to my sellers on an incredible result at 2710 N Sacramento Ave ! 🏡✨

I helped these clients purchase the home back in 2023, and just two years later, they were able to sell for $278K more without any significant upgrades. 💛

With 23 offers and a final sale price 21.0% over asking, it’s such a great example of what can happen when the right home meets the right strategy and presentation!

Breaking News! While I’m exhausted with all the noise about Zillow - this one is BIG.

Zillow has been partially banned from displaying listings from the MLS as of yesterday. For example, a search in Lincoln Park will only display 20 listings while Compass displays over 100. Bottom line- if you are only using Zillow to scroll your dream homes-You may be missing out on your soulmate home!

This market can be such an emotional rollercoaster, especially when you fall in love with a home, and it doesn't come to fruition. I always tell my buyers that sometimes the missed house leads you to the house. This was the perfect example of that.

After missing out on another home they really loved, this one came along — and it is such a better fit for their family. 💛

Office buildings are getting a second life.

Across the U.S., office-to-apartment conversions are hitting record highs as cities try to tackle housing shortages while office vacancy remains elevated.

More than 90,000 units are currently in the pipeline nationwide — nearly triple the amount from just a few years ago.

And Chicago is right near the top of the list.

◻️ Cities Leading Office-to-Residential Conversions

1. New York — 16,358 units
2. Washington D.C. — 8,479 units
3. Chicago — 4,360 units

As demand for traditional office space continues to shift post-pandemic, many developers are looking at older buildings in a completely different way.

But converting office space into actual homes isn’t as simple as it sounds. Floor plans, plumbing, natural light, and overall layout all create major design and construction challenges. The goal is to create something that feels like a home, not a former office building.

Still, this trend is reshaping major cities across the country, and Chicago is playing a major role in that transformation.

The national housing market continues to shift as we move deeper into spring.

◻️ National Price Trends
• Median home prices: +1.3% YoY
• Condo & co-op prices: +2.3% YoY
→ Prices are still rising, just at a slower and more balanced pace

◻️ Market Activity
• Existing-home sales: +26% from February
• Inventory: +2.3% year over year
• Median days on market: 41 days
→ More inventory and slightly more breathing room for buyers

◻️ Buyer Behavior
• 18% of homes sold over asking
• 27% of purchases were all cash
• 5% of buyers purchased sight unseen
→ Serious buyers are still very active despite market uncertainty

◻️ Chicago vs. National
While the national market is normalizing, Chicago continues to outperform. Recent reports show Chicago home prices appreciating nearly 5x faster than the national average — a sign that local demand remains incredibly strong heading into peak season.

As always, national headlines only tell part of the story. Real estate is hyper-local, and understanding your specific market, timing, and strategy makes all the difference.
