This was an extra special one for me, since this was my great grandma's house. I remember visiting when I was little and she would always have a ziploc bag of cookie sandwiches (you know the one with two vanilla cookie and white creme icing in the middle).

After she passed my grandpa and then my uncle kept the house and used it as a rental, but I will still never look at it without remembering my great grandma.

Huskies, we are two months into the new year and the housing market remains strong.

Active listings, houses under contract and sold are all comparable to year ago with the biggest changes being an increase in the avg sales price and days on market.

Good morning Panthers, below are the housing stats for the Elwood market for February.

Compared to YAGO, inventory is up (40 vs 20)
House sold or under contract are also up (29 vs 27)
Average Sales Price Sold is equal to YAGO ($209K)
Days On Market is up (59 vs 37)

What does this all mean? While there is increased inventory, houses are still selling with solid demand and increased price points. It may take longer than it did at the same time year ago, but pricing and marketing are two of the most powerful tools in getting maximum value in the quickest time frame.

Most important is hiring an agent with experience and expertise in both areas, cough cough ...me;)
