That beautiful finished basement? It might be hiding your biggest risk.

As a home inspector, I can’t tell you how many times I’ve seen costly damage from something as simple as a sump pump failure. Water doesn’t care how new your floors are or how nice that furniture looks.

Here’s the reality:
Most standard homeowners insurance policies don’t cover sump pump backups.

If you’re buying a home with a finished basement, planning to finish one, or even just storing valuables downstairs — a sump pump rider isn’t optional, it’s essential.

My job isn’t just to point out issues — it’s to help you understand how to protect your home long after the inspection is done.

🚨 Looks harmless… but it’s not 🚨

This is a great example of something we see often during inspections. Those concrete blocks are pushed tight against the siding, blocking the clearance that’s needed at the bottom of the exterior wall.

Why it matters:
• Traps moisture against the siding
• Increases risk of rot and mold
• Creates an easy entry point for pests
• Can hide foundation and siding issues

Siding should have proper clearance from grade and landscaping so water can drain and materials can dry properly. Small details like this can turn into expensive repairs if they’re overlooked.

This is why a thorough home inspection matters — we’re looking beyond what looks fine to catch what can cause problems later.

🚨 This Electrical Panel Looks Normal… But It’s Not 🚨

At first glance, this panel appears clean, intact, and well-organized.
But this is a Federal Pacific Electric (FPE) panel — and that’s where the concern lies.

🔌 Why FPE panels are hazardous:
• Independent testing has shown these breakers may fail to trip during overloads or short circuits
• When breakers don’t trip, wiring can overheat, increasing the risk of electrical fires
• Many homes still have these panels because they can operate “normally” — until they don’t

⚠️ The danger isn’t what you see — it’s what you can’t see.

As a home inspector, when I identify an FPE panel, I recommend evaluation by a licensed electrician and often replacement for safety and peace of mind.

If your home was built between the 1950s–1980s, this is something worth checking.

This basement shows several conditions I commonly flag during home inspections:

• Moisture staining and residue along the lower walls
• Dirt and debris buildup on the floor, which can hide moisture issues
• Exposed/low plumbing lines with no visible protection
• Wood paneling in direct contact with the slab, which can wick moisture over time

⚠️ These signs don’t automatically mean a deal-breaker — but they do warrant further evaluation. Moisture intrusion in basements can lead to mold growth, structural concerns, and costly repairs if left unaddressed.

🏠 For sellers: Identifying and correcting issues like this before listing can prevent surprises and strengthen buyer confidence.
📝 For buyers: This is exactly why a thorough inspection matters — small clues often point to bigger stories behind the walls.

I teamed up with WSYR NewsChannel 9 to talk about one of the most overlooked winter hazards for homes — ice dams. These seemingly harmless ice buildups along your roofline can turn into costly leaks and structural damage if you don’t know what to look for. 

👉 Ice dams form when snow melts on your roof, flows to the colder edges, and refreezes — trapping water that can seep under shingles and into your home. 
👉 This can lead to water damage, mold issues, rotten wood, and even interior leaks. 
👉 Older homes and those with poor attic insulation or ventilation are especially at risk. 

🛠️ Tips to Protect Your Home This Winter:
✔ Clear gutters and downspouts before heavy snow arrives. 
✔ Improve attic insulation & ventilation to keep roof temperatures uniform. 
✔ Avoid DIY roof work — ice + heights = danger. Call a pro instead.

Take a look at this bowing foundation wall I found on today’s inspection.
This isn’t just a hairline crack — it’s a clear sign of structural movement. The vertical cracking and inward displacement indicate that the foundation has been under significant lateral pressure, often caused by soil expansion, poor drainage, or inadequate reinforcement.

🔍 Why this matters:
• Bowing walls can worsen over time
• They can compromise structural integrity
• Repair costs rise the longer it’s left untreated
