🏠 REAL ESTATE MYTH: You need 20% down to buy a home.

❌ FALSE!

While putting 20% down can help you avoid PMI and lower your monthly payment, it is NOT required for most home purchases.

There are loan programs that may allow qualified buyers to purchase with as little as 3%–5% down, and there may also be down payment assistance programs available.

💡 The bigger question isn't “Do I have 20%?”

It's “What options do I qualify for?”

If you've been putting off buying because you don't have 20% saved, it might be worth having a conversation with a local lender.

🏠 CINCINNATI REAL ESTATE MYTH vs. REALITY

MYTH:
“I'm going to wait until mortgage rates come down before I buy a house.”

REALITY:
Waiting for the “perfect” interest rate could mean waiting on the sidelines while home prices and competition change.

The Cincinnati market is actually giving buyers a little more breathing room right now. 📈

👉 Inventory is up 18.9% compared with last year
👉 Buyers have more homes to choose from
👉 Homes are still selling relatively quickly
👉 And there are more opportunities to negotiate than we’ve seen in recent years.

The key isn't necessarily finding the lowest possible interest rate.

It's finding the right home at the right price and making sure the payment fits your budget.

And remember: you can potentially refinance later if rates improve. You can't go back and negotiate yesterday's purchase price.
