Just because the appraisal says the house is worth $$$$, the appraiser is calculating price per sqft upon his first impression.

The home inspection takes a much deeper dive as to what the actual condition of the home is.

The majority of major issues are going to be located in the hard to access places such as the attic and crawlspace.

A quality home inspection can reveal problems that can help the buyer negotiate the price down or can in a lot of cases stop the deal altogether.

I recommend that you should never buy a home without a quality home inspection as part of your contract contingencies.

Absolutely never take the sellers word or list of disclosures as good enough, because they will never list a major issue knowing that it could possibly kill their sale.
