Had a condo owner recently that listed with me whose association fees skyrocketed. I have since heard of owners whose HOA went from $800 to $1,800. That’s not a rare horror story anymore, it’s becoming the norm for buildings that spent years underfunding reserves.

Here’s what’s actually driving it. Florida condo buildings three stories or taller now have to complete a Milestone Inspection once they hit 30 years old, or 25 if they’re within a few miles of the coast. And separately, a Structural Integrity Reserve Study, or SIRS, determines what the building actually needs to fund for repairs, roofing, load-bearing walls, waterproofing, and more.

The part that changed everything: associations used to be able to vote to waive or reduce that reserve funding, keeping monthly fees artificially low for years. That’s no longer legal. Buildings have to fund those reserves for real now, and if they were behind, the bill shows up all at once, either as a fee jump like this one, or a special assessment that can run into five figures.

If you’re buying a condo, this is exactly why the HOA number alone doesn’t tell you the full story. Ask for the building’s Milestone Inspection status and its most recent SIRS before you fall for the view.

Ring light glare on brand new yard signs: the exact kind of thing you only catch after you’ve already finished filming solo. 😂 Added some stickers instead of reshooting the whole thing.

Going independent after 10 years on a team means redoing basically everything from scratch, and nobody warns you how many small decisions that actually involves. Sign vendor research alone took longer than I expected.

For what it’s worth: Oakley Signs let me upload my own art and walked me through material options, that’s not something every sign company offers, most just hand you a template.

And to every underwriter, loan officer, and processor who’s somehow still checking documents on a holiday weekend so deals can actually close, that’s dedication. Or job security. Possibly both. 😂

Buyers get hung up on the extra bedroom or the updated kitchen. Fine, those matter. But the neighborhood is going to affect your daily life way more than either one.

✅ Tourist traffic near the parks can turn a normal weekend drive into a parking lot

✅ You need to know how a street handles our afternoon storms, not just how it looks on a sunny showing day

✅ School zone traffic can add real time to your drive, twice a day, every school day

✅ Some areas are still growing and holding value. Others already peaked

You can redo a kitchen. You can’t redo a flood zone or a school pickup line.

“I could never afford a house right now” is the thing I hear most from renters who’ve never actually run the numbers.

Not “I ran the numbers and it doesn’t work.” Just an assumption, usually based on a Zillow search of homes way outside what anyone actually needs to look at, or a down payment number that isn’t real anymore.

✅ FHA loans require 3.5% down, not 20%

✅ Programs like Florida Hometown Heroes can add up to $35,000 toward a down payment for qualifying buyers

✅ Some HUD-owned homes only require $100 down

None of this means everyone qualifies, or that buying is automatically the right move right now. It means “out of reach” is worth actually testing before you accept it as true.
