Some buyers feel awkward looking too closely at a home they’re considering buying.
So they walk through quickly…
Peek at the kitchen 👀
Glance at the bathrooms 🚽
Say, “Wow, this is nice!” 😅
And completely miss things that could cost them thousands later.
As a Central Florida Realtor, I promise you…
Checking these things is not rude. It’s smart.
Here are 7 things buyers should pay attention to during a showing or open house 👇
1️⃣ Turn on faucets and flush toilets 🚰
Check water pressure in the kitchen, primary bathroom, and guest bathrooms. Weak pressure can signal plumbing issues.
2️⃣ Open and close windows 🪟
Windows should open smoothly and lock properly. Stuck windows may indicate maintenance issues or settling.
3️⃣ Look under sinks and behind toilets 👀
Watch for water stains, mold, warped wood, or signs of active leaks.
4️⃣ Pay attention to smells 👃
Heavy air fresheners, candles, or strong scents can sometimes be masking moisture, smoke, or pet odors.
5️⃣ Test your cell signal 📱
Check bedrooms, garages, and outdoor spaces. Poor reception can become a daily frustration.
6️⃣ Look at the electrical panel ⚡
Most buyers skip this one. Older or problematic panels can affect safety, insurance costs, and future repairs. If something looks concerning, ask your inspector for guidance.
7️⃣ Visit the neighborhood at different times 🚗
A community can feel very different on a Friday night than it does on a Tuesday afternoon.
Bottom line:
You’re not being difficult.
You’re doing your due diligence.
And when you’re making one of the biggest financial decisions of your life, you deserve to know exactly what you’re buying.
