🗣️ JUST IN!

BIG NEWS for VA buyers, sellers, and agents — the VA has updated several Minimum Property Requirements (MPRs) to help simplify transactions and reduce unnecessary repair conditions.

Here are the key changes:

• Detached sheds, garages, and outbuildings are no longer subject to VA MPRs
→ No more repair requirements for peeling paint or minor issues on detached structures

• Radon requirements on new construction have been removed
→ Less red tape and fewer delays

• Non-vented heater requirements have been simplified
→ Fewer underwriting conditions

• Peeling paint guidelines have been updated
→ Homes built after 1978 will no longer automatically require peeling paint repairs unless it impacts safety or livability
→ For homes built before 1978, lead-based paint guidelines now clearly apply to the main dwelling only

What this means for all of us:
✔ Fewer appraisal conditions
✔ Less back-and-forth on repairs
✔ Faster, smoother closings
✔ More competitive VA offers in today’s market

The VA still maintains its focus on safety, health, and structural integrity — these updates simply help eliminate unnecessary hurdles during the transaction process.
