We have had a ton of snow and pretty cold temps in North East Ohio so far this winter, and it’s easy to forget about the important things that get covered by it. Fire hydrants are usually located on a tree lawn or right next to the curb, and when plow trucks come through, they get buried. This is just a friendly reminder to dig them out if there’s one in front of your home or nearby, so in the important case a hydrant is needed, your local hero’s can easily access them. Cause and effect. A downspout plays a critical role in helping direct water away from a structure, and when it's missing, water has its way over time. What most likely could have been a simple repair, led to a rotted wall in this garage. The pile of stone and adjacent vegetation growth appear to be further promoting the damage by harboring moisture. Neglect is a major player in the issues I find with homes, and here's a good example.

So yesterday I had a follow up on a home I inspected a few weeks ago to confirm items I called out were repaired by the seller. I found some pretty sketchy problems with the original and obsolete General Switch brand electrical panel, so I recommended to have a licensed electrician replace the panel. Pulled the cover and the first thing I see are live wires in contact with sharp corners of the panel housing, which could cause a multitude of problems including fire or shock hazards. There should be bushings installed in these holes prior to pulling the wires through to prevent these issues. I looked up the bushings on the spot, and saw they cost about 30 cents a piece. Whoever had their "qualified" hands in here left a potentially dangerous issue that could have easily been avoided by parts that were probably in the truck. Lazy workmanship and disregard for safety lurks around every corner in homes, and even though receipts were provided, it does not mean it was done right. One more reason to get an inspection prior to buying or selling your home.

Good one today in a basement of a century home in Cleveland. I found quite clear evidence of fire damage to an area of joists and flooring. With a closer look, evidence of termite damage was apparent all around me. Some pretty significant structural repairs needed here, and proves there can always be more to the picture than meets the eye. 🔎

Corrugated stainless steel tubing (CSST) is a type of flexible piping used for natural gas. It is easier to route and install than black iron piping, however installing it incorrectly could create a safety hazard. This material is relatively thin, and it must not contact sharp edges along its route. This photo is from an inspection earlier this week, where I found some CSST pulled between a floor joist and HVAC ductwork, and is now pinched in that location, where an eventual gas leak could occur. Other issues were found with this ham-fisted installation, and once again a home inspection proves it’s merit.
